Job Description:

Our client is looking for a veteran in residential custom home building to lead their field team of 4-6 members consisting of 3-4 construction managers, a construction assistant and a service and warranty manager. Our client currently builds 12-20 custom homes per year. Home size is generally 5,000+ square feet, and an average build price of $2.3 million (range of $1.5m - $4m) residing mostly northside of Indianapolis, IN (Zionsville, Carmel, Fishers, Geist, Indianapolis, etc) with occasional outliers.

Goal for this position is to ensure the homes are delivered on time with a high level of quality resulting in a smooth process for our clients, while at the same time preserving/growing profit margin in the project.

Expectations

  1. Quality Control/Build Standards:

-Visit every home each week with the construction mgr (CM) to help oversee work.

-Constantly train field team for their continuous improvement.

-Assists with challenging build issues/questions that CMs run into, including communication with customers, when needed, on said issues to work to amicable solution.

-Create quality and build standards and work with team and trades to implement.

-Enforce quality control (walks w/CMs, help catch mistakes, help identify punch items).

-Work with Director Of Purchasing to hold and increase job profit margins.

  1. Schedule:

-Watch and help drive schedule with CMs to get homes completed on time.

-Always aware of jobs falling behind and at 30 day over mark put plan in place.

-Confirm final move in date with clients.

-Punch walk with CMs 30 days before move in.

-Monitor construction mgmt software and our use of it.

  1. Construction Managers
(2 managers currently, 1 associate, and 1 service/warranty manager)

-Manage them.

-Day to day, training, computers/software, etc.

  1. New Starts:

-Assist with selecting framer for each job.

-Participate in framing mtg w/lumber company, CM and framer. This director of construction

requires strong knowledge of structural components of a home.

-Perform comprehensive frame walks with CM and framer on each job during framing.

  1. Training:
Continuous CM training as this is an important part of developing our team for the future (one of our CM's in particular is pretty new to his role and another is an associate looking to learn).

  1. Subcontractors:
Vet new ones, help manage collisions in schedule.

  1. Client:
Participate in some client walk-throughs so they feel the love from mgmt, deal w/QC issues, deal with customer issues/complaints as relates to the jobsite/quality, etc.

  1. Service:
Work with Service Manager to understand common issues to correct.

  1. Team:
Work closely with other departments to facilitate smooth working relationships (purchasing, project mgmt., design, service).

  1. Reporting:
Meet with Dan (building company president) monthly to report status on:

-Schedule: What jobs are delayed and plan to correct.

-Clients: Any issues with clients that Dan needs to know about.

-Sub: Any issues with sub performance or quality?

Qualifications/Payment

-Total compensation range: $130k-$180k (includes bonus based on performance and job profitability).

-10+ years in custom residential construction industry.

-Leadership qualities: Prefer experience managing a team or at least qualities to do so.

-Very strong structural knowledge.

-Experience with quality control and delivering a high-end product to a client on time.

-Excellent customer service and communication skills.
