Job Description: Vice President of Construction and Development

Position Summary

The Vice President (VP) of Construction and Development is a senior leadership role responsible for overseeing all aspects of construction and real estate development projects, from inception to completion. The VP will work closely with executive leadership to align development goals with organizational objectives, manage budgets, ensure quality and compliance, and lead cross-functional teams. This position requires strategic vision, exceptional leadership, and expertise in construction and development processes to drive the successful execution of projects while optimizing costs, timelines, and stakeholder satisfaction.



Key Responsibilities

Strategic Leadership

  • Develop and implement construction and development strategies that align with the organization's long-term goals and objectives.
  • Collaborate with executive leadership to define project priorities, budgets, and timelines.
  • Identify and evaluate new development opportunities, including site selection, feasibility studies, and market analysis.
  • Drive innovation and continuous improvement in construction methods, processes, and technologies.

Project Management

  • Oversee all phases of construction and development projects, including planning, design, permitting, procurement, and construction.
  • Ensure projects are delivered on time, within budget, and meet quality standards.
  • Establish and manage key performance indicators (KPIs) to track project progress and address any deviations promptly.
  • Lead risk management efforts, identifying potential challenges and developing mitigation strategies.

Team Leadership and Collaboration

  • Build, mentor, and manage a high-performing construction and development team, including project managers, engineers, architects, and contractors.
  • Foster a collaborative work environment and maintain strong relationships with internal departments, external consultants, contractors, and other stakeholders.
  • Lead regular meetings to align teams, address challenges, and ensure accountability for project deliverables.

Budgeting and Financial Oversight

  • Develop and manage construction budgets, ensuring financial discipline and cost control across all projects.
  • Oversee contract negotiations, vendor selection, and procurement processes to optimize cost-efficiency.
  • Ensure accurate forecasting and reporting of project financials, including cash flow, expenditures, and variances.

Compliance and Quality Assurance

  • Ensure compliance with all local, state, and federal regulations, including zoning, building codes, safety standards, and environmental requirements.
  • Implement quality assurance programs to maintain high standards of construction and design.
  • Conduct regular site inspections to ensure adherence to specifications, safety protocols, and best practices.

Stakeholder Management

  • Serve as the primary point of contact for key stakeholders, including clients, investors, government agencies, and community members.
  • Represent the organization in public forums, industry events, and regulatory meetings.
  • Maintain transparent communication with stakeholders to manage expectations and foster trust.

Sustainability and Innovation

  • Integrate sustainable practices into construction and development projects, aligning with environmental, social, and governance (ESG) goals.
  • Stay informed about industry trends, emerging technologies, and innovative practices to maintain a competitive edge.


Qualifications

Education and Experience

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related field (Master's degree preferred).
  • 10+ years of progressive leadership experience in construction, development, or real estate, with a proven track record of successfully managing large-scale projects.
  • In-depth knowledge of construction methods, building codes, permitting processes, and project management methodologies.

  • Excellent project management skills, including planning, budgeting, scheduling, and risk assessment.
