SUPERVISOR - REAL ESTATE SERVICING

LOCATION: Corporate DIVISION: CMXO

FUNCTION DESCRIPTION:

Supervises the home equity and first mortgage post-close/servicing, lien release, escrow and loan operations staff. This position will be responsible for monitoring the activities related to investor and portfolio servicing and reporting, escrow account management, including escrow analysis, payment management, vendor oversight, quality control and insurance claims.

Provides technical/operational support to the real estate options department by performing tasks related to training, development, and daily operations.

ORGANIZATIONAL RELATIONSHIPS:

Reports to: Vice President - Operations

Supervises: Real Estate Servicing team

Contacts: All levels of credit union employees, internal and external auditors, and vendors.

QUALIFICATIONS/REQUIREMENTS:

Experience:
      • Minimum 2 years in a management role or supervisory role.
      • 3-5 years' experience required experience working in a mortgage environment, preferably Mortgage Loan Servicing specific to loan administration activities (real estate taxes, property insurance, escrow analysis, and mortgage insurance).
      • Knowledge of real estate lending with an understanding of Bellco's servicing guidelines, general knowledge of loan operating systems, HMDA, and strong working knowledge of DNA.
Education: Bachelor's degree in related field or equivalent experience preferred

      • Must possess strong communication, organizational, presentation, customer service and interpersonal skills.
      • Make sound decisions based upon department procedures, company policies, knowledge, and experience.
      • Ability to multi-task in a fast-paced environment, while still being detailed and results oriented.
      • Demonstrates strong analytical/problem solving and time-management skills
      • Strong PC skills to include Microsoft Word, Excel, Consumer and real estate origination and servicing systems
      • Knowledge of Bellco's front-line systems
      • Ability to work independently without supervision
      • Ability to multitask and perform with frequent interruption

ESSENTIAL FUNCTIONS:

  1. Demonstrates Bellco's Act Nice Behaviors and Core Values in all interactions with members, prospective members, and personnel in other Bellco departments.
  1. Oversees escrow processes to include taxes, insurance and claims.
    1. Tax: Tracking, disbursement, maintenance, tax sale oversight, penalty oversight, and control.
    2. Insurance Tracking: disbursement, maintenance, lender-placed insurance cycle oversight, flood zone and coverage tracking and recertification.
    3. Insurance Claims: tracking, disbursement, document processing, and property preservation.
  1. Supervises activities associated with the monitoring of Real Estate Taxes, Property Insurance, and Insurance Claims vendors, including the day-to-day relationships, setting, and defining of priorities, and establishing and monitoring service delivery, productivity, and quality standards.
  1. Responsible for accuracy and completion of activities associated with the processing of all Servicing functions related to Escrow from loan acquisition through life-of-loan servicing, including servicing transfers.
    1. Mortgage Insurance (PMI): tracking disbursement, maintenance, cancellation requests, removal process, portfolio and investor reconciliations.
    2. Escrow Analysis: mass analysis processing including trial analysis reviews and exception handling, off-cycle analysis processing, general escrow account maintenance.
    3. Interest on Escrow: rates maintenance, deposits processing and controls.
  1. Assist the investor and portfolio reporting team with any questions that arise and provide support ensuring timely completion of daily assignments and reporting. Ensure all general ledger reconciliation items are identified and resolved.
  1. Maintenance of department documentation, including but not limited to job aides, policies, and procedures.
  1. Adherence to regulatory and legal requirements, including investor and state guidelines.
  1. Ensure employment needs are met including onboarding, time reporting, annual performance evaluations, scheduling, training, and motivation.
  1. Processing and monitoring of department reporting requirements and workflow, ensuring that the reports and workflow are created and completed accurately and timely.
  1. Responsibility for daily quality and work checklist review and results.
  1. Notify management of issues or challenges that arise.
  1. Participate on special projects as assigned.
  1. Assist and respond to requests related to audits and remediation.
  1. Regular and punctual attendance.
