General Purpose

Researches, analyzes, develops and implements new strategies, programs, and/or processes in response to changing internal and external conditions. Performs fee property transactions (acquisitions, dispositions and exchanges) as well as easement dispositions for company. Ensures that permitting and land use requirements are met for properties acquired.

Responsibilities
  • Independently perform moderate to complex property transactions involving raw land, commercial, industrial, and other property, including purchase and sale of property, and sale of easements.
  • Perform company-related property permitting through projects and interactions with internal and external customers and jurisdictions, with or without aid of a consultant.
  • Negotiate with and influence external clients and outside agencies (property owners, city, county, state agencies and legal entities) as needed to support projects.
  • Manage a number of transactions.
  • Manage and/or engage in projects that involve inter-disciplinary teams across internal business units.
  • Perform project tracking, reporting and budget analysis including regulatory submissions, data requests and fiscal reporting.
  • Review and develop documents such as purchase and sale agreements, easements, leases, rights of entry and other associated documents.
  • Provide consultation and studies to management regarding acquisition and disposition strategy.
  • May perform analysis of water rights.
  • Participate in public interactions and communication through formal and informal presentations to various groups, representing department and company.
  • Ensure that property transactions are performed and documented per company and department policies and meet corporate governance, regulatory and other reporting requirements.
Requirements
  • Bachelor's Degree in Business or a related field; or the equivalent combination of education and experience.
  • A minimum of five years' experience performing commercial real estate transactions.
  • Ability to effectively manage a portfolio of varied, complex tasks/projects, while also focusing on detail.
  • Communication and interpersonal skills involving the ability to establish and maintain relationships with internal and external parties.
  • Ability to work with all organizational levels to influence actions and negotiate outcomes.
  • Ability to listen and communicate effectively through oral and written means.
  • Proficient with the use of personal computers to gather, analyze and summarize data.
  • Ability to read and evaluate property-related legal descriptions, documents, and maps.
