Maintenance Technicians are responsible for completing maintenance work orders, preventative maintenance, and performing vacant unit turns at multi-family and/or mixed-use apartment communities. This role will ensure all equipment, fixtures, appliances, and amenities operate satisfactorily and the properties remain in top condition and stocked with all necessary tools & supplies.

Primary Responsibilities: - Complete work orders and unit turns as directed by Property Manager.
- Complete preventative maintenance and assigned duties as scheduled.
- Troubleshoot and repair and/or replace plumbing, electrical, HVAC equipment, and appliances.
- Regularly inspect building(s) for necessary repairs (including, but not limited to lighting, windows, and fixtures).
- Perform drywall repairs and touch-up painting in all areas of a building.
- Positively interact with residents and effectively communicate maintenance issues to them.
- Assist Property Manager with scheduling and managing 3 rd party vendors such as flooring, roofing, major electrical, landscaping, etc.
- Order all materials, supplies, and tools needed for the property and maintain an active inventory list.
- Use and maintain all electronic information such as work orders, supply orders, PO's, etc. to the Bluestone standards.
- Complete pre-and-post-inspection follow-up repairs as directed by Bluestone and OSHA standards.
- Remove and replace damaged doors / install countertops and cabinets (as needed) / complete lighting inspection monthly.
- Snow Removal (2" or less) during business hours only.
- Participate in after hours on-call rotation (once every 8th week). No weekend pool maintenance or snow removal required.
- All other related duties as assigned.
Competencies: - Can read, comprehend and retain simple directions, operating and maintenance instructions and procedure manuals.
- Ability to perform job duties outdoors - exposed to changing weather conditions (rain, sun, snow, wind, etc).
- Ability to lift or carry items up to 70 pounds.
- Ability to tolerate moderate physical activity performing somewhat strenuous, daily activities.
- Possess a valid driver's license and motor vehicle insurance coverage with limits of at least $100,000/per accident and per person in personal liability and property liability coverage as well as uninsured motorist coverage.
- Ability to work above ground level where the possibility of falling exists (i.e., on ladders etc.).

Wage & Benefits: - Competitive Salary: $22.00 - $29.00 per hour based on relevant work experience and maintenance skills.
- Semi-annual metric performance-based bonuses
- Limited on-call schedule (once every 6-8 weeks). No weekend snow removal or pool monitoring.
