GENERAL DESCRIPTION The Sr. Development Coordinator is responsible for the growth of our locations within assigned territory(s). The incumbent will be responsible for supporting our Development Manager and Vice President of Real Estate & Development to manage our broker relationships for identifying, recommending, and qualifying potential real estate properties for Playa Bowls locations to meet company and franchise development goals. The Sr. Development Coordinator will be responsible for maintaining and updating SiteZeus, FranConnect and documenting the site approval process.
RESPONSIBILITES - Tracks and manage development schedules and approved locations to ensure lease execution dates and key benchmarks are met.
- Partners with the Development Manager and Development team to maintain a pipeline of real estate deals.
- Updates and reports data cross-functionally on pending sites to ensure that site status is accurately represented.
- Coordinates document execution flow and projects accurate lease execution dates.
- Educates and monitors franchisees, approved real estate brokers and attorneys on Playa Bowls' site selection criteria and the real estate process.
- Works cohesively with the Development team and franchisees to ensure site selection provides the opportunity for superior ROI and the maximum rent
- factor as a percentage of estimated sales is reviewed to avoid financial performance issues related to real estate acquisitions.
- Collaborate with the Development team to communicate comprehensive, strategic growth strategy. Tracks and closely
- monitors real estate deal progression from site selection, LOI negotiation, Lease negotiation to fully executed lease.
- Completes a Lease Abstract following full execution of every lease.
- Achieves period, quarterly and annual lease execution goals to ensure company shop opening plans can be met and proceed in a timely manner.
EXPERIENCE, EDUCATION & BEHAVIORS - Bachelor's degree, preferably in Real Estate, Business Administration or Finance; or equivalent combination of education and experience
- 3+ years of franchise development experience
- Restaurant Franchise and Corporate experience strongly preferred.
- Proficiency in FranConnect, SiteZeus, and related systems
- Knowledge of Franchise Disclosure Documents, franchise agreements and the role of the franchisor
- Excellent negotiation skills, interpersonal skills, and organization skills.
- Self-motivated with strong time and project management skills.
- Demonstrates integrity and ethical behavior.
- Ability to work flexible hours (Different from the stated normal office hours).
- Ability to deal with confidential information and/or issues using discretion and judgment.
- Ability to travel up to 10% of the time
