Position Background:
We are seeking an experienced and highly skilled Senior Property Manager to oversee 1.6 million square feet of Class A lab and office properties in the South Peninsula portfolio. The ideal candidate will have a proven track record in property, asset, and project management, along with strong leadership and customer service skills. Integrity and exceptional client relations are paramount in this role. We are looking for someone with a strong financial background who can effectively manage budgeting, CAM preparation, accruals, and other financial processes, as well as mentor and train others in these areas.
This is a dynamic role that will work closely daily with tenants, facilities management, service contractors, accounting, as well as asset management. The position provides exposure to a full spectrum of duties within a fast-growing real estate development and management firm. As such, the position demands a dedicated individual with excellent attention to detail, leadership skills, facility with numbers, good people skills and the ability to prioritize, multi-task, work independently and solve problems.
Specific Responsibilities:
- Prepare and actively participate in the annual property operating budgets and assist in monthly financial reporting process.
- Proactively communicate with tenants and cultivate strong tenant relationships.
- Manage, lead and mentor employees including a Property Manager, Assistant Property Manager, and/or Property Coordinator, and ensuring cross collaboration with various verticals.
- Perform property management duties such as physical inspection of the property and tenant spaces, oversee third party building engineers including routinely monitoring preventative maintenance schedule.
- Perform accounting related functions such as variance reporting, accruals and reclasses.
- Plan, manage and track property management related capital projects within approved budget.
- Review all leases and amendments, prepare lease abstracts and coordinate nuances with Regional General Manager and Asset Management.
- Support redevelopment and ground-up development projects transition to building operations.
- Support Design & Construction on tenant improvements and/or spec suite conversion, including but not limited to, commissioning of building systems, warranty and close out package operations support, tenant move-in, etc.
- Actively respond to tenant requests and follow-up as issues are resolved.
- Oversee work order system and ensure vendors, maintenance and management staff respond to tenant issues in a timely and efficient manner.
- Conduct periodic inspections of the physical properties and tenant spaces to ensure adherence to safety standards, compliance with leases, and to ensure general upkeep of the property.
- Maintain vendor service contracts and certificates of insurance for vendors and tenants; schedule vendor walks.
- Lead monthly property management meetings with internal team and regular communication to Regional General Manager.
- Respond to onsite emergencies quickly and efficiently.

- Bachelor's Degree.
- Real Estate Salesperson License and having and/or pursuing relevant credentials (CPM, CCIM, RPA).
- Minimum of 5-7 years' experience successfully managing commercial properties, life science industry and owner/developer experience a plus.
- Strong knowledge of the physical aspect of commercial buildings, construction, and building systems, particularly laboratory HVAC system.
- Working knowledge of commercial leases, service contract forms, general liability and general legal understanding of property operations.
- Strong financial skills required and experience in annual CAM estimates and reconciliation process, along with the ability to train and mentor others in the process.
- Computer proficient with strong knowledge of Microsoft Office products, particularly Excel, Teams, Outlook, and property management software such as Yardi and MRI Angus.
- Some travel required;
- Individual should possess excellent oral and written communication skills, self-starter.
- Ability to handle multiple tasks with strong organizational skills.
