Job Title: Senior Regional Property Manager - Retail Portfolio (REMOTE)
Location: Charlotte, NC
An established and nationally recognized real estate investment company is seeking a Senior Regional Property Manager to oversee a portfolio of retail shopping centers totaling approximately 1.7 million square feet, all within a four-hour radius of Charlotte, NC. This individual will be responsible for day-to-day property operations, tenant relations, and the financial performance of the assets. This is a remote, home-based role for candidates located in the Charlotte area (or secondarily, Raleigh-Durham). Relocation is not offered.
Key Responsibilities:
- Conduct regular property inspections and oversee maintenance, repairs, and improvements.
- Manage vendor relationships including contract bidding, selection, and oversight.
- Oversee property-level financials including budget creation, CAM reconciliations, expense control, and capital project execution.
- Review and approve invoices and vendor payments.
- Serve as the primary point of contact for tenants, ensuring strong relationships and handling lease compliance.
- Support leasing efforts by providing access to spaces and collaborating on marketing vacant units.
- Partner with internal teams on construction, tenant buildouts, and ancillary income opportunities.
- Assist with due diligence and other special projects as needed.
Qualifications:
- Minimum 5 years of experience in retail property management; grocery-anchored center experience required.
- Must have experience managing multiple centers at a time.
- Strong understanding of building systems (HVAC, roofing, plumbing) and general property operations.
- Proven ability to manage capital improvement projects from planning to completion.
- Proficient in Microsoft Office, especially Excel; experience with Nexus Payables and MRI a plus.
- Must be based in the Charlotte or Raleigh-Durham area with an established vendor network.
- Ability and willingness to travel up to 50%.
