Job Title: Sr. Preconstruction Manager

In this role, you'll play a pivotal part in setting projects up for success by managing the process of preconstruction activities, from conceptual budgeting to final estimates and handoff to operations. You'll collaborate closely with clients, architects, engineers, and subcontractors to deliver competitive, accurate, and timely proposals for commercial, healthcare/health-tech, and mixed-use ground up projects.
Key Responsibilities:
- Lead and manage all preconstruction activities for commercial and residential projects
- Develop conceptual budgets, detailed estimates, value engineering options, and project schedules
- Manage bid processes, including subcontractor outreach, qualification, and analysis
- Collaborate with project teams, design professionals, and clients to define project scope and goals
- Prepare and present proposals to clients and internal stakeholders
- Identify and mitigate risks during the preconstruction phase
- Assist with procurement strategies and subcontractor selection
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or related field preferred
- Minimum 5+ years of experience in management of preconstruction process, estimating/budgeting, and related tasks
- Strong knowledge of construction means and methods, costs, and process management
- Proven project experience in the commercial space
- Excellent communication, negotiation, and presentation skills
- Proficiency with estimating software (e.g., Timberline, ProEst, Sage) and Microsoft Office Suite
