What You'll Do:

As a Senior Marketing Strategist, you'll step into a newly created role with the opportunity to shape and execute marketing strategies from the ground up, directly influencing lead generation, brand visibility, and business growth for Peak Property Group, Coastal Ridge Real Estate's scattered-site division. Your expertise in digital marketing and data analytics will drive measurable results, optimizing campaigns across the renter's journey.

Using platforms like AppFolio, Google Analytics, Meta Ads, and Simplifi, you'll develop insights that guide strategic decision-making, refine marketing performance, and enhance the leasing process. You'll take ownership of key marketing initiatives, ensuring that data-driven, high-impact campaigns align with both short-term leasing goals and long-term division growth. Additionally, you'll have the unique opportunity to build marketing best practices, influence budget allocations, and present insights directly to leadership-making a tangible impact on the success of Peak Property Group.

Where You'll Work:

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays hosts to over 200 events throughout the year. Enjoy the building's fitness center and rooftop terrace with adjoining clubroom, and walk to some of the city's best restaurants and downtown amenities. You will also travel to our Peak Property Group offices and communities across Columbus and Cincinnati, OH monthly.

What You'll Own:
  • Develop & Execute Marketing Strategies: Create full-funnel marketing plans tailored to PPG's target audience, aligning with property-specific goals and market trends.
  • Optimize Digital Performance: Monitor and refine digital marketing KPIs (ex: CTR, CPA, etc.), implementing A/B testing, audience segmentation, and retargeting strategies.
  • Lead & Campaign Analysis: Analyze CRM data to track lead sources, conversion rates, and acquisition costs, making recommendations to improve lead quality and reduce costs.
  • Branding & Messaging: Provide insights on branding efforts, including logo design, messaging, and audience targeting, to enhance property positioning.
  • Budget & Performance Management: Track marketing spend, measure campaign effectiveness, and provide data-driven recommendations to maximize ROI.
  • Stakeholder Communication: Serve as the primary marketing liaison with property operations, ensuring alignment between marketing efforts and leasing goals.
  • Cross-Functional Collaboration: Work closely with leasing teams, regional managers, and leadership to ensure marketing strategies effectively support business objectives.
  • Market & Competitor Research: Conduct ongoing market analysis to identify emerging trends, new opportunities, and areas for strategic improvement.
  • Marketing Automation & CRM Enhancement: Partner with operations teams to refine CRM and lead management systems for better attribution and ad spend evaluation.
  • Campaign Execution & Optimization: Oversee paid media efforts across Google, Meta, and other digital platforms, continuously refining strategies for improved engagement.
  • Performance Reporting: Develop and present data-driven insights on campaign performance, trends, and optimizations to leadership.
  • On-Site Engagement: Travel monthly to Columbus and Cincinnati offices and communities to align on marketing strategies and ensure execution supports property-level needs.
What You'll Bring:
  • 3+ years of marketing strategy experience, preferably in real estate or multifamily
  • Bachelor's degree in Marketing, Business, or a related field
  • Expertise in digital marketing tools (ex: Google Analytics, SEM Rush, Appfolio, Bright Edge, Tableau)
  • Certifications such as Google Analytics, Google Ads, HubSpot Content Marketing, and/or Digital Marketing Certifications from recognized institutions all highly desirable
  • Strong analytical skills with a data-driven approach to marketing optimization
  • Excellent communication and collaboration skills, with experience working cross-functionally
  • Proven ability to manage multiple projects simultaneously, prioritize tasks, and deliver high-quality results under tight deadlines
  • Ability to provide examples of previous campaigns managed, outlining strategic oversight and successful execution
