Land Acquisition Manager
Position Summary:
The Land Acquisition Manager leads the strategy, planning, and execution of land purchases to support the company's growth objectives. This role manages a high-performing team, drives cross-functional collaboration, and oversees the full lifecycle of land acquisition-from sourcing through contract execution-while ensuring alignment with corporate goals and values.
Key Responsibilities:
- Recruit, train, mentor, and retain a high-performing, engaged team with a strong culture of accountability and collaboration.
- Cultivate a positive, results-driven team environment aligned with company values and leadership competencies.
- Build and maintain strong cross-functional relationships with Development, Sales, Marketing, Construction, Studio, and Finance teams.
- Lead land acquisition strategy, including goal setting, budgeting, and action planning in coordination with division leadership.
- Continuously improve departmental processes and implement best practices to drive efficiency and results.
- Identify and secure land deals using digital tools, market research, networking, and broker/developer relationships.
- Grow and manage a robust land pipeline to meet business plan goals.
- Establish trusted relationships with brokers, developers, investors, owners, and local stakeholders.
- Oversee all aspects of acquisition analysis: financial modeling, risk mitigation, due diligence, and internal underwriting.
- Lead contract negotiation, preparation of letters of intent, and purchase agreements, ensuring legal compliance and alignment with company policy.
- Manage external consultants (eg, engineers, attorneys, planners) through the acquisition process.
- Participate in company-wide initiatives and represent the land acquisition function as a strategic partner.
Qualifications:
- Bachelor's degree in Business, Real Estate, or related field.
- Minimum 7 years of experience in land acquisition, development, or real estate transactions.
- Proven ability to lead teams and manage complex land deals from start to finish.
- Strong communication, presentation, and negotiation skills.
- Ability to synthesize financial, legal, and market data into actionable decisions.
- Skilled in contract negotiation, due diligence, and legal documentation review.
- Experience working cross-functionally in a fast-paced, collaborative environment.
- Strong attention to detail with strategic, big-picture thinking.
