Senior Estimator - Seattle
How You'll Contribute:
Responsibilities:
- Analyze contract documents (including isometric, as-built, and engineering drawings) and specifications for large and complex projects-such as hard-bid/lump sum, construction management, and design-build-to determine comprehensive project requirements (bonding, insurance, etc.).
- Develop critical path schedules with milestone and completion dates that align with contract timelines.
- Perform full quantity take-offs for labor, equipment, and materials for substantial project scopes. Verify pricing through current data from procurement and address bid validity and price escalation accordingly.
- Lead the pricing of general expenses and project-specific requirements for mid- to large-scale projects.
- Review and finalize bid submissions, ensuring all tender documentation is complete and submitted accurately.
- Conduct risk and opportunity assessments and collaborate with senior estimating leadership to incorporate into project risk registers.
- Coordinate with external consultants and project management teams to support budget estimations and manage the tender development process on behalf of clients.
- Assist in gathering and analyzing historical cost data and industry benchmarks.
- Monitor and understand client-specific success metrics, including business objectives and revenue drivers, while encouraging the team to develop innovative solutions that add value to the project.
- Advise leadership on strategic pursuit opportunities and high-value initiatives.
Qualifications:
- Bachelor's degree in a related field, trade certification, or equivalent industry experience.
- 12+ years of progressive experience in construction cost estimating; at least 1 year of on-site construction experience preferred.
- Proven track record of leading pursuits for projects valued up to $250 million across various delivery models, including lump sum, construction management, cost reimbursable, target price, and design-build.
- Skilled in self-perform estimation and productivity analysis.
- Strong understanding of construction methodologies, planning, sequencing, and scheduling, with the ability to anticipate challenges and provide district-level insights.
- In-depth knowledge of bid preparation processes: quantity take-offs, trade procurement, pricing strategy, and closing procedures.
- Proficient in interpreting and explaining contract terms across different delivery models, and identifying associated risks and opportunities.
- Familiarity with various bidding and contract methods: hard bid/lump sum, GMP, unit price, design-build, target price, and cost-reimbursable construction management.
- Demonstrated ability to lead and inspire high-performing teams.
- Highly organized, resourceful, and self-driven with strong multitasking capabilities.
- Excellent relationship-building skills with clients, colleagues, and industry professionals, leveraging these networks for competitive advantage.
Compensation:
- Salary range: $165,000 - $201,500 annually, based on experience and qualifications.
