Project Overview:
This role involves overseeing construction projects within R&D spaces that may include complex mechanical, electrical, and chilled water systems. You will coordinate with various internal and external stakeholders to ensure timely execution and delivery. Projects often require modifying existing spaces to accommodate specialized equipment.
Key Responsibilities:
- Conduct on-site walkthroughs to assess project status and needs
- Coordinate activities and responsibilities with superintendents
- Lead and participate in OAC (Owner-Architect-Contractor) meetings
- Review and validate cost estimates; manage project to remain within budget
- Monitor and review schedules daily to ensure on-time delivery
- Manage RFIs and submittals throughout the project lifecycle
- Oversee procurement of large items in collaboration with GSM
- Ensure timely and accountable shipping schedules without delays
- Collaborate with vendors and contractors to maintain timelines and standards
- Ensure robust planning and coordination of execution (execution primarily done by Superintendents)
- Prepare and manage RFP packages
Must-Have Qualifications:
- 5-10 years of experience in construction project management
- Proven experience managing projects in an R&D environment
- Strong MEP (Mechanical, Electrical, Plumbing) background
- Skilled in MS Project for scheduling
- Advanced scheduling capabilities - must be savvy and hands-on
- Proficient in Bluebeam
- Experience managing projects of various sizes (including $1M+ solo-managed projects)
- Bachelor's degree (BA or equivalent)
Nice-to-Have Qualifications:
- Experience managing self-perform teams (not just general contractors)
- Exposure to CSA (Civil, Structural, Architectural) projects
- Experience in both office and restroom buildouts
- Prior involvement in procurement
- Commercial, industrial, or manufacturing background (no residential experience)
- Experience managing projects in fast-paced environments
