Key Responsibilities - Act as the primary point of contact during the construction administration phase, ensuring clear communication and coordination among the owner, contractor, architect, and consultants.
- Ensure timely and accurate completion of documentation during the bidding process and throughout the project lifecycle.
- Collaborate with the Project Manager to monitor financials and track the progress of projects through construction and closeout phases.
- Assist clients with bid analysis, contract award, and the selection of testing laboratories to ensure projects stay on track.
- Interpret plans and specifications to resolve RFIs, conflicts, and discrepancies on the job site.
- Conduct site visits, perform punch list inspections, and ensure contractor compliance with contract documents.
- Coordinate final punch lists, verify closeout documents, and support project archiving processes.
- Provide guidance and mentorship to junior staff, training them on construction administration standards and best practices.
Qualifications - 15+ years of experience in construction administration, specifically in the public or education sector. California's Division of the State Architect (DSA) experience is highly preferred.
- Strong ability to independently manage multiple projects, prioritize tasks, and delegate responsibilities effectively.
- Ability to read and interpret construction drawings and specifications.
- Familiar with the bidding, construction, and closeout processes, particularly in public sector projects.
- Excellent written and verbal communication skills for effective correspondence with clients, contractors, consultants, and project teams.
- Proven ability to negotiate, resolve conflicts, and find solutions in the field.
- Experience with PDF software for digital review of construction documents (RFIs, submittals, change orders, etc.). Familiarity with AutoCAD/Revit is a plus.
Compensation & Benefits The expected annual salary for this role is $104,200-158,100 (must be willing to work according to the firm's hybrid schedule after successful completion of the trial period). Actual pay will be determined based on experience, qualifications, geographic location, business needs, and other job-related factors permitted by law.
