We are partnering with an international retail company to identify a Real Estate Paralegal for their team in South San Francisco on a long-term contract basis. This essential role focuses on managing and interpreting retail real estate leases to ensure seamless operations across all retail locations. The ideal candidate will possess a strong background in retail leases, demonstrate exceptional analytical abilities to effectively analyze lease terms, and have superior communication skills to effectively interact with various stakeholders and simplify complex legal concepts.
Responsibilities:
- Manage, review, and adjust documentation for permanent location leases, amendments, addendums, and other relevant legal forms.
- Handle licensing agreements for temporary locations and short-term storage.
- Create and maintain lease recaps and abstracts for all locations.
- Ensure all legal documents are organized within the real estate shared drives.
- Track critical timelines for lease renewals, terminations, and negotiations.
- Conduct correspondence with landlords, including notices, demands, and agreement letters.
- Compile and analyze financial data for leased properties.
- Address property management issues in collaboration with internal management teams.
- Work with regional and district managers to ensure operational space needs are met.
- Assist Real Estate management with document verification, issue resolution, and lease administration.
- Coordinate with the Maintenance Department for any lease-related maintenance needs.
- Keep updated records of landlord contact information and maintain corporate real estate files.
- Provide regular updates on project status and responsibilities.
- Engage in special projects aimed at improving departmental efficiency and innovation.
Qualifications:
- Required legal background in real estate, with direct experience managing retail leases; paralegal certification beneficial but not mandatory.
- A minimum of three years' experience in a retail real estate environment, with specific skills in handling Commercial Retail Lease Agreements.
- Certification as a Notary is preferred; certification expenses can be covered if necessary.
- Skilled at working with legal terminology and capable of abstracting complex lease language for a non-legal audience.
- Detail-oriented with strong capabilities in managing both digital and physical documentation.
- Technically proficient with tools such as Microsoft Office, DocuSign, Workday, and Tango, with essential skills in redlining documents.
- Knowledgeable about Common Area Maintenance (CAM) charges, rent percentage, and breakpoints.
- Excellent mathematical skills, particularly adept with Excel.
- Proven communication skills, with the ability to effectively negotiate and interact with landlords and legal representatives.
- Capable of working independently with solid problem-solving and decision-making skills.
- Fast learner, able to adapt to new technologies and processes effectively.
- Must be able to report onsite in South San Francisco, CA, 5 days a week.
