Responsibilities Real Estate Manager works with Associate Director, Real Estate to support SCA Health on various aspects of Lease Administration and Transaction Management. Real Estate Manager focuses on alignment between business objectives, real estate solutions, and execution of those solutions from strategic vision to occupancy. The role manages real estate portfolio, real estate compliance processes, critical dates, executive updates and achieving high-quality performance through a solution-driven, fact-based decision-making process. The Real Estate Manager contributes to business success through effective real estate solutions.
- Manages the real estate operating portfolio with the responsibility to facilitate recommendations that support onboarding new leases to the portfolio; analyzing use and regulatory restrictions; managing third parties and real estate stakeholders.
- Manages projects with various real estate stakeholders for real estate transactions while driving consistent standards across the SCA real estate portfolio.
- Build meaningful relationships across all layers of the organization to serve as a real estate resource and point of contact.
- Implement strategies for streamlining real estate processes and providing recommendations to Operations and Center Partnerships as they relate to real estate portfolio management.
- Collaborate effectively with Organizational Lanes and facilitate issue resolution to enable a high credibility factor between Business and Real Estate.
- Provides general customer service functions by researching, analyzing, and extracting lease documentation as requested by various stakeholders.
- Coordinates regular scheduled and impromptu Real Estate meetings.
- Meets and exceeds designated performance metrics.
Integration Focus:
- Facilitates the due diligence and integration of acquisitions
- Creates support documentation for diligence and integration projects.
- Responsible for project kick-off meetings and providing updates on weekly integration/de-integration meetings
- Manage diligence and integration activities by reviewing lease agreements while ensuring compliance with industry rules and regulations.
- Coordinates lease administration activities and assist in expediting documents for execution
- Manages the Month-to-Month, Holdover, and Lease Expiration process.
- Review and coordinate required approvals for lease-related payment files including the monthly Payment Status Report.
Compliance Focus:
- Coordinates fair market valuations ("FMV") and owns the tracking of referral source relationships for the real estate portfolio.
- Manages real estate portfolio management activities and the integrity of data in the lease agreement repository.
- Responsible for assembling, routing and tracking Compliance packages to support various projects for signature and approval.
- Responsible for maintaining the relationship with third-party appraiser by managing meetings, FMV ordering process, FMV approval process, and tracking of FMV invoices.
Qualifications Bachelor's degree in Business, Healthcare Administration, Engineering, Construction Management or related field and 3 years' experience in real estate, facilities management, healthcare tenant representation, or related area OR 5 years' experience in real estate, hospital facilities management, property management or related area
