Job Title: Real Estate Leasing Manager
Work Schedule: Monday - Friday, 9:00 AM - 5:30 PM (Available weekends/holidays as needed)
Travel: 25% - 50%
Salary: $80,000 - $100,000 annually About the Role We are hiring a strategic and detail-oriented Real Estate Leasing Manager to oversee leasing operations across our portfolio. You'll lead site selection, lease negotiations, financial management, and subleasing efforts to drive occupancy, reduce costs, and ensure lease compliance. • Conduct site surveys and market research to identify optimal leasing opportunities.
• Analyze Fair Market Value (FMV) using comps and negotiate competitive rental rates and terms.
• Lead all lease negotiations and ensure alignment with business and legal requirements.
• Review lease agreements and provide recommendations for accuracy and compliance.
• Monitor rent payments, reconciliations, NNN charges, and financial reporting.
• Communicate with landlords and property managers to address and resolve leasing issues.
• Identify leasing risks and develop solutions to reduce financial exposure.
• Develop budgets for rental expenses, subleasing income, and forecasts.
• Implement subleasing strategies to maximize occupancy and return on assets.
• Drive tenant engagement, retention, and renewal strategies.
• Maintain organized lease documentation and ensure regulatory compliance.
• Report on leasing performance, occupancy trends, and key financial metrics to leadership.
• Train and support internal leasing teams to improve efficiency.
• Perform other leasing-related duties as assigned. Qualifications
• Bachelor's degree in Real Estate, Business Administration, Finance, or related field.
• 7+ years of experience in leasing management or commercial real estate operations.
• Prior experience leading or mentoring a leasing team is a plus.
• Bilingual in English and Mandarin is strongly preferred.
• Proficient in property management platforms (e.g., Yardi, leasing CRMs).
• Good financial acumen for lease modeling, reconciliations, and forecasting.
• Deep understanding of lease agreements, FMV analysis, and risk management.
• Excellent negotiation, communication, and organizational skills.
