The Site Maintenance Technician position performs a wide range of skilled tasks to maintain TCOMM911 radio site buildings, equipment, and grounds. Regular responsibilities include completing assigned tasks related to electrical, HVAC (heating, ventilation, and air conditioning), mechanical repairs, generators, carpentry, building systems, locksmithing, and general routine and preventive maintenance of TCOMM911 radio site facilities. Responsibilities also include grounds maintenance and storm clean-up, escorting contractors to radio sites, and other related duties as assigned. Ensures all work complies with code requirements and guidelines.
Troubleshoots, repairs, and installs electrical components, including switches, wiring, outlets, bulbs, and ballasts. Maintains and services low-voltage systems, including HVAC controls, intercoms, security and alarm systems, lighting and lighting controls, and fire alarms. Conducts routine battery testing and replacement for facility automation systems, fire alarm panels, UPS systems, and generators as part of a preventative maintenance program.
Performs a variety of skilled carpentry tasks, including fixture installation or replacement. Reads and interprets blueprints, sketches, and specifications to complete projects. Typical duties may include demolition, repair, finishing, painting, window and door modifications and repair, and flooring installation. Uses a range of hand and power tools to complete assignments efficiently.
Conducts routine maintenance and testing on power generators, including switchgear inspections, UPS maintenance, battery bank testing, and fault detection. Coordinates load bank testing, schedules fuel deliveries, and keeps detailed records of testing, replacements, and repairs. Responds to power outages to ensure generators operate appropriately.
Performs grounds maintenance duties at TCOMM911 radio sites. May include mowing, line trimming, pressure washing, using a chainsaw, power blowing, raking, weeding, irrigation system maintenance and repairs, and other general maintenance tasks.
Assists and escorts contractors and vendors to TCOMM radio sites as required.
Assists with the facilitation and general upkeep of TCOMM fleet vehicles to include oil changes, tire changes, washing, vacuuming, and other routine maintenance.
Identifies facility or equipment problems, recommends solutions, and performs related work.
Performs locksmith duties, including repairing and replacing locks and door or gate hardware, rekeying locks, making keys, maintaining inventory, and keeping records.
Assembles, repairs, and relocates office furniture.
Performs other duties as assigned.
WORKING CONDITIONSWork is performed in a wide variety of locations including off-site radio towers, warehouse, and administration building. Includes access to high security areas including radio towers and 911 dispatch center. Requires driving an agency-owned or personal vehicle to various locations. Exposure to a variety of weather conditions may occur while driving or conducting fieldwork. Bending, climbing, crawling under desks or into tight places, sitting, stooping, and lifting required to a maximum of 70 lbs. Use of a fork lift or pallet jack may be required. Physical agility to walk on various types of terrain and working with electronic equipment capable of electric shock. Normal work hours will be standard business hours. Occasionally, will be required to work overtime and/or called-in during off-hours for emergency situations.
High school diploma or GED. Completion of vocational training program(s) in the building maintenance field or a related field is preferred. Additional related experience may be substituted for vocational education on a year-for-year basis.
Three (3) years of experience performing a wide variety of tasks in building maintenance operations.
Current Washington State Driver's License or have requested and obtained an appropriate accommodation.
