Position Summary: The Lease-Up Property Manager is responsible for the successful launch and stabilization of a new luxury apartment community. This role is critical in driving initial lease velocity, establishing the property's brand identity in the market, hiring and managing a high-performing team in a fast-paced environment, and overseeing the seamless transition from construction to property management operations. The Lease-Up Property Manager will work closely with marketing, leasing, and construction teams to ensure the property meets occupancy, revenue, and operational goals. Key Responsibilities: Lease-Up & Marketing Strategy
  • Develop and execute a lease-up strategy to achieve full occupancy as quickly as possible while maximizing rent growth.
  • Lead the marketing and branding efforts, working closely with corporate marketing teams to position the property in the market, attract qualified prospects, and drive leasing traffic.
  • Establish relationships with local businesses, brokers, and community influencers to increase brand awareness and lease velocity.
  • Oversee all leasing activity, ensuring a strong focus on customer service, sales performance, and conversion rates.
Team Building & Leadership
  • Recruit, hire, and train a high-energy, results-driven leasing and operations team capable of thriving in a fast-paced lease-up environment.
  • Set clear goals and expectations for performance, providing ongoing coaching and motivation.
  • Foster a dynamic and collaborative team culture, ensuring excellent customer service and resident satisfaction.
  • Ensure compliance with policy, as well as federal and local regulations.
  • Create a team environment by holding weekly team meetings, establishing realistic goals, and fostering open communication
Construction-to-Operations Transition
  • Serve as the primary liaison between construction, development, and property management to ensure a smooth handoff of the building.
  • Assist in unit inspections, punch lists, and turnover processes to ensure apartments are delivered in top condition for move-ins.
  • Coordinate with maintenance teams to establish operational procedures and ensure seamless service delivery.
Financial & Operational Management
  • Monitor leasing velocity, rental rates, and market trends, adjusting strategies as needed to achieve revenue goals.
  • Manage and optimize the community's budget, expenses, and financial performance to achieve NOI goals.
  • Ensure all policies, procedures, and compliance requirements are followed.
  • Complete Monthly Financial Reporting
  • Submit Monthly Marketing Plan
  • Maintain accurate reporting on leasing, resident satisfaction, and operational readiness.
  • Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.
  • Review and analyze all bid summaries for purchase of goods and services, monitor the vendors work, and guarantee accurate invoicing.
Resident Experience & Retention
  • Create an exceptional move-in experience for residents, ensuring a seamless transition into their new homes.
  • Develop a community engagement strategy to foster resident satisfaction and meet retention goals.
  • Oversee resident relations, ensuring timely and professional resolution of concerns.
  • Perform other duties as required.
Qualifications & Experience:
  • 3+ years of property management experience, preferably in a luxury lease-up or high-end multifamily environment.
  • Proven ability to drive leasing velocity and maximize rental rates in a fast-paced lease-up.
  • Strong leadership and team-building skills, with experience recruiting and managing high-performing leasing teams.
  • Expertise in branding, marketing, and community outreach strategies.
  • Experience coordinating with construction teams during property transitions.
  • Strong financial acumen, with experience managing budgets, expenses, and revenue goals.
  • Proficiency in property management software (e.g., OneSite, Yardi, RealPage, etc.).
Experience in RealPage a plus.
