Property Manager

Managing portfolios for Individual Owners that consist of commercial Properties, multi-family, mobile home parks, and single-family dwellings is a canvas to cultivate real relationships with our clients and ensure long term care of their properties.

The Property Manager is responsible for servicing and maintaining property management accounts with quality professional property management services, provides work direction to office staff and is responsible for overall results of the properties they are working on.

Property Manager Job Responsibilities:

Maintains property rentals by advertising and filling vacancies, negotiating, and enforcing leases, and maintaining and securing premises.

Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.

Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.

Contracts with tenants by negotiating leases and collecting security deposit.

Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.

Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs, planning renovations, contracting with landscaping and applicable services.

Maintains building systems by contracting for maintenance services and supervising repairs.

Secures property by contracting with security patrol service if necessary, supervising installation of and maintaining security devices establishing and enforcing precautionary policies and procedures and responding to emergencies.

Enforces occupancy policies and procedures by confronting violators.

Investigates and resolves escalated owner and tenant complaints.

Communicates with property owners on matters of significance.

Approves and/or declines rental applications, following company criteria and local, federal, and state fair housing laws.

Prepares reports by collecting, analyzing, and summarizing data and trends.

Works with all agencies that provide rent subsidy to help a tenant or new applicant.

Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

Performs other related duties as assigned.


Supervisory Responsibilities:

Review policies and procedures with administrative support staff.

Reviews work processes with administrative support staff.

Support the company focus by supervising and providing work direction to administrative staff, using communication to staff and ownership.

Work Hours: 9a.m. to 6 p.m. Monday thru Friday, On call weekends and Holidays for urgent matters.

Vacation: Paid vacation one week per year worked, maximum 3 weeks per year.

Education, Experience and Licensing Requirements:

High school diploma, GED, or equivalent.

Bachelor's degree or equivalent experience preferred.

1-3 years' experience in real estate or sales

1-3 years' management experience a plus


Current Real Estate Agent license mandatory

Valid Drivers License and proof of Auto Insurance required.

Reliable vehicle required.

Physical Requirements:

Must be able to sit for extended periods.

Must be able to occasionally lift or move up to 10 pounds.

May be subject to regular outdoor weather conditions.

Frequent walking, reaching, stooping, and crouching may be required.

May be frequently exposed to various animals.

Job Type: Full-time

Pay: $56,000.00 - $65,000.00 per year
