Hours: Typically 8-5 (could require some nights/weekends)

Must Haves:

2+ years' experience as a Property Manager (experience with budget process, occupancy goals, market data)

Yardi experience

Intermediate Excel skills

Team management experience

Preferred:

Degree

Geothermal heating experience

Bilingual English & Spanish or Portuguese

Job Description: The Property Manager is responsible for overseeing the day-to-day operations of their assigned community, ensuring its overall success by achieving financial goals, maintaining resident satisfaction, and managing a dedicated on-site team. This role involves leadership, operational efficiency, and a commitment to excellence in property management.

Key Responsibilities:

Develop and manage the annual operating budget, optimizing revenue collection and controlling expenses within budgetary guidelines.
  • Hire, train, evaluate, and motivate on-site staff to foster a high-performing team.
  • Oversee all leasing activities, ensuring maximum occupancy at competitive rental rates.
  • Execute lease agreements and renewals while staying informed of local market trends to drive rental growth.
  • Conduct regular market surveys to maintain knowledge of local market trends
  • Manage all on-site accounting functions, including reviewing and analyzing financial statements for any discrepancies.
  • Lead advertising and promotional efforts to attract and retain residents.
  • Maintain a strong focus on resident satisfaction and uphold company values related to customer service.
  • Conduct regular property inspections and implement ongoing maintenance and improvement plans.
  • Ensure timely submission of government notices and letters to the Corporate Accounting Department.
  • Maintain thorough knowledge and compliance with all on-site computer systems and company policies.
  • Assist with other properties as needed.
  • Perform all duties in compliance with federal and state laws governing the apartment industry, including Fair Housing regulations.
This role requires a proactive leader with excellent organizational, financial, and customer service skills to ensure the property operates efficiently and meets its goals.
