Job Summary

The Property Manager - Commercial is responsible for the maintenance and efficient operation of properties across the enterprise. Duties include direct management of commercial properties, coordinating with local property managers, fostering positive tenant relationships and ensuring effectiveness of our maintenance programs across the enterprise.

Duties and Responsibilities

Property Management
  • Directly manage commercial properties within the enterprise, ensuring adherence to operational standards, lease agreements, and regulatory requirements.
  • Coordinate with local property managers to oversee day-to-day operations, including maintenance, tenant relations, and financial performance.
  • Coordinate with vendors and service providers for repairs, landscaping, and janitorial services.
  • Conduct regular property inspections and implement improvements as needed.
Tenant Relations
  • Serve as the primary point of contact for tenants and promote positive relationships with tenants, addressing inquiries, concerns, and requests promptly and professionally.
Budgeting
  • Prepare and manage property maintenance budgets annually.
  • Monitor vendors and expenses to maximize property profitability
Maintenance Program Oversight
  • Oversee the enterprise-wide maintenance program, ensuring timely and cost-effective maintenance and repairs to preserve property value and tenant satisfaction.
  • Develop and implement preventative maintenance strategies to minimize downtime and operational disruptions.
Qualifications

Knowledge, Skills, and Abilities

Required
  • Threeor more years' experience incommercialproperty management, Operation Management, Maintenance Management or a related field.
  • Bachelor's degree in a related field.
  • Strong knowledge of property management best practices, lease agreements and vendor management
  • Experience or proficiency in Appfolio or Service Channel
  • Excellent problem-solving, negotiation, and communication skills as well as the ability to multi-task and work in a fast-paced environment.
