Position Summary:

The Property Manager position is accountable for the overall management, direction and coordination of all property management functions at George Bush Houston Intercontinental Airport -Terminals B, C and E. As managing agent for United Airlines, the incumbent is the lead executive for property management and ensures OTG, client and property management objectives are met and/or exceeded. The position achieves these objectives through key supervisors in management, accounting, facilities, marketing, and common area operations.

Salary: 100K-110K + Bonus

Responsibilities:
  • Accountable for the overall management, direction, and coordination of all Property Management functions at IAH in United Airlines Terminals (B, C, and E).
  • Oversee the performance management of the team, fostering growth and development. This includes cultivating a positive team culture, acting as a mentor and coach, and leading by example through strong relationship management. This role requires supporting the development of a highly skilled, professional property management team, while creating an environment that maximizes individual and team performance.
  • Ensures OTG, client, and property management objectives are met and/or exceeded.
  • Key supervisor in management, client relations, tenant relations, accounting, facilities, airport terminal marketing, and common area operations, including coordination with third-party vendors.
  • Full Financial responsibility including but not limited to assisting in the creation of a comprehensive annual budget that supports revenue growth, controls expenses, manages accounts receivables and surpasses objectives. Reviews and approves all reporting to client and airport authorities.
  • Oversees tenant performance and customer service satisfaction, ensuring that all aspects align with Terminal goals.
  • Client/Tenant Relations: Serves as liaison and maintains positive relationships with Tenants, Airport Authority, and United Airlines. This includes hosting tenant meetings, delivering presentations, and engaging in public speaking to foster communication and alignment. This role requires partnering with various departments, including operations, marketing, and legal teams, to ensure smooth execution of business objectives and tenant requirements.
  • Facilities/Construction: Liaison with OTG Design and Construction to monitor onsite tenant construction processes which includes the oversight of Tenants timely design and plan submittal, sublease compliance, build-out phase, punch list, and closeout documents. Works together with various groups to minimize tenant/airport/customer impact.
  • Business Development: Assists the Business Development Team in the transition and buildout of the concessions program. Provides financials and data for solicitation bids, coordinates and hosts tours/terminal walks for prospective tenants and assists/supports in negotiating and preparation of concessions agreements and leases.
  • Oversees Common Area Maintenance and Logistics for the Concessions program. Creates RFP's, bid specifications, and contract documents as required.
  • Responsible for the development and execution of a comprehensive marketing plan by executing and supporting Tenant, client, and airport authority events.
  • Communicates irregular flight operations and implements an IROP plan by coordinating with Tenants, United Airlines and airport authorities.
  • Ensures lease compliance with Tenant agreements, performance monitoring, operating hours, ACDBE and other standard lease requirements.
Qualifications:
  • Minimum of 10 years' experience
  • Prior airport or shopping center experience.
  • Excellent communication skills - verbal and written.
  • Strong planning and organizational skills.
  • Working knowledge of MS Office, Excel and Word.
  • Thorough knowledge of the operations of an airport concessions program and/or shopping center including conformance to budget standards and the day-to-day operation of an airport concession program or shopping center.
  • Ability to establish and maintain effective client subtenant relations.
  • Ability to communicate effectively with clients, subtenants, vendors, and employees.
  • Ability to work a rotating schedule consistent with the operation of an airport.
  • Ability to analyze budget numbers for conformance to budgetary guidelines.
  • Ability to monitor and develop subordinates to ensure the smooth operation of the concession program.
  • Must be able to inspect the airport daily.
  • Must be able to cope with shifting priorities, difficult situations and deadlines.
