We're looking for a Property/Condo Manager who can juggle operations, resident relations, and project coordination with grace and precision-while keeping communities running smoothly and residents happy.
In this role, you'll take the lead on managing your own portfolio of properties while also supporting a Senior Portfolio Manager with marketing initiatives, administrative tasks, and special projects within a shared region. What You'll Do
Operations & Property Management
- Oversee daily property operations, ensuring smooth workflows and a well-maintained community.
- Handle resident onboarding with care-distribute keys, fobs, remote access tools, and manage building access apps and mailbox labels.
- Coordinate and monitor preventative maintenance, repairs, and capital improvement projects.
- Act as the go-to contact for city notices, policy updates, water shutoffs, elevator issues, and more.
- Conduct regular property inspections to ensure compliance with safety and HOA guidelines, reporting key findings to the board.
- Manage vendor relationships-source, hire, and oversee service providers (landscaping, cleaning, security, etc.).
- Participate in an on-call emergency response rotation to support communities during urgent situations.
Financial Oversight
- Draft annual budgets and oversee day-to-day financial operations, aligning expenditures with association goals.
- Coordinate reserve studies and manage planning for capital projects.
- Monitor expenses, manage accounts payable, and track cost-saving opportunities.
- Oversee dues collection and follow up on delinquent accounts with professionalism and persistence.
Resident Engagement & Communication
- Serve as the primary point of contact for residents, addressing questions, concerns, and service requests with care and efficiency.
- Foster community harmony by mediating disputes and ensuring consistent application of rules and policies.
- Communicate proactively about work orders, timelines, and resolution follow-ups.
Administrative Leadership
- Maintain organized records for board meetings, vendor contracts, and community correspondence.
- Prepare agendas, coordinate board and annual meetings, and ensure timely delivery of meeting recaps and follow-ups.
- Support legal and insurance compliance, including managing claims and renewals.
- Assist with board elections and ensure adherence to local, state, and federal regulations.
