The Property Manager is responsible for all day-to-day property operations for the apartment properties managed by a Durham management group. Objectives include maintaining compliance with affordability regulations and maximizing occupancy levels, property income, customer satisfaction and property values.
The Property Manager position is a full-time, in-person position located in Durham, North Carolina.
Responsibilities and Duties:
- Oversee the day-to-day operations of assigned properties.
- Responsible for strict adherence to company accounting and banking procedures.
- Manage tenant relations, including responding to inquiries and resolving issues in a timely manner.
- Conduct monthly unit inspections to ensure lease compliance, assign Work Orders for any work noted, and charge tenants for damages, if applicable.
- Coordinate and supervise maintenance and repair activities.
- Advertise, market, and show available units to prospective tenants.
- Screen and select qualified tenants according to tenant selection plan, including conducting background checks, verifying income, and certifications.
- Prepare lease agreements and enforce lease terms.
- Collect rent payments and handle delinquencies.
- Maintain accurate records of property-related transactions and activities.
- Implement and enforce property policies and procedures.
- Motivate and supervise all on-site staff to achieve operational goals.
- Follow established procedures to maximize resident satisfaction and retention.
- Make arrangements for activities and social programs with outside agencies for the tenants; maintain good tenant and community relations.
- Initiate and maintain resident files and maintenance files on each apartment unit in accordance with HUD, RD and/or NCHFA and CMC guidelines.
- Initiate and process annual tenant re-certifications.
- Keep property management software up to date.
- Make arrangements for activities and social programs with outside agencies for the tenants; maintain good tenant and community relations.
- Routinely monitor the appearance of the property for curb appeal and maintenance or janitorial items needing attention.
- Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Landlord-Tenant Laws and other laws pertaining to property management.
- Other related responsibilities as requested.
Qualifications
- Proven experience in property management or a related field
- Experience in affordable housing property management preferred
- Knowledge of Fair Housing regulations and other relevant laws and regulations
- Proficiency in using property management software, preferably AppFolio
- Strong organizational and multitasking skills
- Excellent communication, organization, management and customer service skills
- Sales or real estate administrative experience is a plus
- Ability to effectively manage time, prioritize tasks, and meet deadlines
- Knowledge of basic facilities management principles
