We're looking for an exceptional Property Manager to lead the operations of a brand new Low Income Housing Tax Credit (LIHTC) property. This is a fantastic opportunity to shape the future of a vibrant community and work with a dynamic team of leasing and compliance professionals. You'll be at the forefront of our lease-up phase, setting the tone for an exceptional living experience for our residents.

  • Payrate $34 to $38 per hour, commensurate on experience.

What You'll Do:
  • Lead the Lease-Up Process: Oversee and drive the lease-up of the property, ensuring maximum occupancy while adhering to all LIHTC compliance and regulatory requirements.
  • Team Leadership: Manage, inspire, and mentor a dedicated team of leasing agents, compliance specialists, and maintenance staff to deliver outstanding customer service.
  • Compliance & Reporting: Ensure all aspects of tenant eligibility, income verification, and documentation meet LIHTC guidelines. Maintain accurate records and ensure timely reporting.
  • Resident Relations: Foster a positive and welcoming environment for residents. Resolve issues quickly and efficiently, ensuring a high level of satisfaction.
  • Operational Excellence: Oversee day-to-day property operations, including budgeting, rent collection, maintenance, and facility management.
  • Marketing & Outreach: Develop and execute strategies to attract qualified applicants, effectively marketing the property to the community.
What We're Looking For:
  • Lease-Up Experience: Must have prior experience leading a successful lease-up of a LIHTC property, understanding all the ins and outs of this process.
  • Team Leadership: Strong ability to manage and inspire a team, fostering a positive and productive work environment.
  • Highly Organized: Exceptional organizational skills with an attention to detail and the ability to manage multiple tasks simultaneously.
  • LIHTC Knowledge: In-depth understanding of Low Income Housing Tax Credit requirements, compliance regulations, and affordability restrictions.
  • Problem-Solving Skills: Able to think on your feet, solve complex issues, and adapt to changing situations while maintaining a positive and professional demeanor.
  • Strong Communication: Excellent communication and interpersonal skills to engage with staff, residents, and external partners.

Qualifications

While we are proud to offer on-the-job training for all positions, we prefer you to start with the following experience:
  • Minimum of 2 years on-site as a Resident Manager; will consider 3 years supervisory experience in a customer service-related business with appropriate certification(s); will consider 2 years of an Assistant Manager to a large 100+ community, demonstrating key leadership and decision-making roles/duties.
  • Affordable Housing and lease up experience. (Tax-Credit)
  • Property Management (or similar) software experience.
  • Supervisory experience.
  • High School Diploma Required. College degree preferred
  • Must possess strong attention to detail and sales ability.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite/Office 365 including Word, Excel, Outlook as well as property management software applications.
  • Must possess a valid driver's license and maintain current auto insurance.
  • Candidates will be required to pass a background and drug screening. (A conviction will not necessarily disqualify you from employment with WSH Management.)
