Position Overview

As a Property Manager, their role is to coordinate and support the day-to-day property operations for our client. Handling communications with potential and current tenants, managing the office staff and working and coordinating with the maintenance staff to insure the property is presentable and a desirable place to live. The Property Manager is expected to be visible and available to all tenants in order to create a professional and inviting environment. Below is a list of essential functions that the Property Manger is responsible for:

Essential Job Functions

  • Staff leadership and management rental operations
  • Maintenance coordination and tracking
  • Provides support to the Leasing Agents as needed
  • Build positive relationships with prospective and current tenants
  • Oversee the timely and successful completion of maintenance requests
  • Oversee the accounts receivable and communicate with home office on outstanding debts
  • Show properties to prospective tenants and answering relevant questions
  • Prepare and execute detailed and legally compliant lease agreements
  • Oversee all financial procedures including verifying renter income, processing monthly payments and executing default protocols
  • Understanding of accurate record keeping, efficient financial transactions and prompt renter complaint resolution
  • Ensure that the property is compliant with local, state and federal regulations
  • keep a record of interactions with building's occupants and initiate evictions when necessary
  • Delegate roles and responsibilities to staff at the property (maintenance, assistant property manager, leasing manager, etc.), make sure property is adequately staffed for daily operations. If new roles are required, propose them to ownership
  • Manage and institute delinquency process for tenants who are behind on rent or are in collections
  • Ensure the property management software is up to date and accurate (rent roll, invoices, maintenance requests are being processed, leases are current and not expired, etc.)
  • Expectation to propose potential capital projects at the building to ownership group along with implementing/overseeing them upon receiving approval to move forward with specific projects
  • Includes: providing multiple bids from vendors, proposing which vendor to move forward with, oversee and make sure the work is done correctly, timely and efficiently

Required Skills and Experience

  • Prior customer service experience
  • Associates degree in real estate, business administration or any position related to property management
  • CAM certification (as per State requirements) preferred
  • 15+ years of Property Management experience preferred
  • Experience with property management software, such as, Yardi
  • Ensure professional education and/or certifications meet State and/or Federal requirements
  • Bi-lingual in both English and Spanish (required)
  • Excellent verbal and written communication skills
  • Strong active listening and problem-solving abilities
  • Ability to handle difficult or irate customers with patience and professionalism
  • Strong multitasking and organizational skills with the ability to prioritize and manage time effectively
  • Attention to detail and accuracy in data entry and documentation
  • Ability to work well both independently and in a team environment
  • Knowledge of regional and national real estate laws and guidelines for rental properties
