A Day in the Life of a Property Manager at TI Communities Step into your morning with purpose. As you arrive at the community, coffee in hand, your first stop is the maintenance shop, where you huddle with the Service Director to review the day's work orders and curb appeal priorities. The pool needs testing, two apartments need a final walk before move-in, and a vendor is scheduled to repair a fence. You're already prioritizing before most people have logged in.
Next, it's time to rally your onsite team. You lead a morning stand-up in the leasing office, where you assign tasks, celebrate yesterday's lease renewal, and coach your Leasing Consultant on following up with a prospect who toured but hasn't committed. A new team member shadows you today-perfect timing, as you demonstrate how you expect professionalism, heart, and hustle from everyone under your leadership.
Mid-morning brings resident interactions. A long-time resident stops by to chat about her new neighbors. You listen, resolve the concern with empathy, and reassure them that TI Communities believes in building trust and belonging. You jot down a note to follow up later.
By noon, you're reviewing financial reports in your office. Delinquency is higher than you like, so you pause to call a few residents directly; finding solutions that support both resident stability and property performance. You then dive into this week's marketing plan. Occupancy is good but it could be better, and you're strategizing how to get to 96%, targeting local businesses for referrals and highlighting your property's fitness center and indoor basketball court on social media.
In the afternoon, you walk the property. You notice a few hallway lights are out and some trash near the dumpsters. Rather than just taking notes, you call your tech and walk the area together, showing what "TI standard" looks like - clean, cared for, and safe.
Late in the day, you review applications and finalize a move-out statement. You pull out your calendar to schedule performance check-ins with your team next week. A quick call with your Regional Director wraps your day - sharing wins, addressing challenges, and aligning on upcoming priorities.
