We are excited to invite a proactive Property Manager to join our dynamic team. This role involves overseeing all operational and financial aspects of apartment communities to ensure company objectives are met. Your success will depend on effective team management, leasing, financial collections, resident services, maintenance, revenue enhancement initiatives, capital improvements, asset management, reporting, and compliance with relevant laws and company policies.

Key Responsibilities:
  • Lead the Property Team by hiring and terminating staff in alignment with company policies and human resources guidance.
  • Address employee issues and discipline with HR support for seamless personnel management.
  • Conduct performance evaluations, recommend salary adjustments, and implement action plans as needed.
  • Mentor, coach, and supervise all on-site staff while establishing maintenance schedules and emergency coverage plans.
  • Organize daily staff meetings to share ideas, discuss strategies, and improve operational efficiency.
Financial Oversight:
  • Achieve financial results in line with budget projections and perform monthly variance analysis.
  • Maintain detailed records of all property transactions and ensure proper financial procedures are followed.
  • Prepare and submit accurate budgeting and capital reports on a timely basis.
  • Manage onsite petty cash and monitor budget compliance monthly.
  • Ensure rent collection and processing occurs daily to maintain cash flow.
Leasing and Resident Management:
  • Work to sustain a monthly occupancy rate of 95% or higher through effective leasing initiatives and marketing.
  • Be available for 24/7 emergency calls for property concerns.
  • Support lease renewals with rent adjustments and encourage current residents to stay.
  • Ensure move-in and move-out processes are handled smoothly with attention to condition assessments and accurate charges.
Resident Satisfaction:
  • Provide residents with clean, safe, and well-maintained properties while addressing requests within 24 hours.
Compliance and Marketing:
  • Strictly adhere to federal and state Fair Housing laws and company policies.
  • Implement innovative marketing strategies to attract prospects and enhance property visibility.
Maintenance Oversight:
  • Analyze maintenance operations for cost-effectiveness and keep track of service records and preventative maintenance.
  • Supervise contractors and ensure properties meet ready-to-rent conditions at all times.
Required Qualifications:
  • Bachelor's degree or five+ years of relevant experience.
  • Strong interpersonal, communication, analytical, and problem-solving skills.
  • Experience with financial monitoring and property management metrics is essential.
  • Certifications such as ARM, CAM, CAPS, MPM, or RMP are a plus.
