Job Description
This position is responsible for the daily operations of the owner's property and management office, including the supervision of on-site staff. The role involves maintaining positive relationships with tenants, staff, and vendors. The Property Manager will implement all goals, objectives, and directives as set forth by the Property Manager, including managing the budget and tenant occupancy. All responsibilities of the Community Manager are conducted in compliance with Equal Housing Opportunity laws. Effective performance in this role will result in increased operating results for the community.
Responsibilities
- Accurately record and follow up on all prospects that inquire about the property.
- Handle all walk-ins, telephone inquiries, online leads, and other potential sales opportunities; maintain traffic reports; conduct call-backs within 72 hours.
- Greet prospective residents and show units when necessary.
- Complete and oversee lease renewals; follow up on all aspects of the lease renewal process and lease signing.
- Handle all resident-related issues to the Regional Property Manager; serve 3-day notices to perform when necessary; keep accurate records of all resident correspondence and report resident-related issues to the Regional Property Manager.
- Manage the rent collection process, aiming to collect all rent.
- Prepare and serve rent delinquency notices: 3-day notice by the 4th of each month, friendly reminders for small balances as necessary, and 24-hour impending legal action notices on the 8th of the month; report delinquent residents to the Regional Property Manager.
- Collect deposits for units and rent from current residents; post collected rent and other payments daily. Enter all delinquency notes as needed.
- Direct the daily operations and employees of the property and office; ensure adherence to company policies and procedures to maintain an orderly, positive, and productive workplace.
- Market the property internally, making residents aware of referral and other programs; place weekly residents calls.
- Build and maintain positive relationships with residents, vendors, and staff.
- Participate in and oversee marketing efforts; monitor staff traffic reports, use of guest cards, and callbacks; keep records of monthly advertising; complete comparison grids quarterly.
- Inspect the property, including signage and curb appeal, daily; report any deficiencies to the Property Manager.
- Review employee timecards accurately and meet required deadlines for processing. Make necessary edits accurately. Have a good understanding of current owners' policies regarding payroll and timekeeping.
- Maintain occupancy of the property; move residents in within 15 days of the unit being vacated; review and approve rental applications; sign move-in paperwork.
- Perform and oversee the move-in/move-out process; ensure turnovers are scheduled for completion within 3-5 days.
- Oversee the completion of maintenance requests within 24 hours; ensure residents are contacted if there is a delay.
- Oversee the timely completion of the preventative maintenance program.
- Complete daily, weekly, and monthly reports as directed by the Regional Property Manager and other appropriate personnel in the corporate office.
- Maintain and update all websites with the most current information.
- Walk the property and all vacant units daily; ensure the market path is clean.
- Ensure the leasing office is clean and orderly; replenish snacks as needed.
- Ensure model apartments and/or all target units are open, spruced, and ready for tours.
- Ensure all model and/or target units are closed with the lights, AC, or heater off at the end of every day.
- Act as a team member with all associates.
- Comply with all policies and procedures as outlined in the Employee Handbook.

Work Environment
The work schedule is Monday to Friday, 8:00 AM to 5:00 PM. The position requires a valid driver's license. The work environment includes the management office and the property grounds. Pay and Benefits
The pay range for this position is $22.00 - $24.00/hr.
