Job Description: The Asset Manager will implement the strategic direction for the company's assets and will be responsible for maximizing the operating performance and value of the assets. With excellent analytical skills, the primary responsibility of the Asset Manager will be to work closely with property management and brokers to form collaborative relationships to successfully monitor the performance of assets. Additional responsibilities for the Asset Manager include the following:


Responsibilities:

  • Create and implement the executive summary/business plan for respective assets.
  • Participate in annual budget process (leasing/TI/Cx/CapEx, revenue, operating expenses).
  • Ongoing management and monitoring of the property operating and capital budgets
  • Review comments on the quarterly financial reviews prepared by property management.
  • Ensure the processing and approval of invoices in a timely manner.
  • Regularly meet with and tour properties independently and with Property Management Team.
  • Meet with tenants and brokers.
  • Responsible for monthly property leasing reports.
  • Create and manage stacking plans.
  • Assist by reviewing all lease terms with new tenants and renewing tenants for medium and large-sized biotech and office leases, reporting to the Partner.
  • Assist Partners in providing leasing parameters and direction to Property Managers who handle smaller leases in office, industrial buildings, Biotech Incubator.
  • Assist in analyzing leasing terms for both new tenants and renewals. Assist in developing leasing projections/assumptions. Participate in selected tenant negotiations.
  • Remain current on leasing trends in Bay Area and local markets for main product types (R&D laboratories and office).
  • Attend broker open houses and selectively meet prospective tenants when they tour vacant suites.
  • Meet regularly with the Asset Management Team. Review leasing activity, market rates, leasing opportunities.

Requirements

  • 7+ years of Asset Management experience
  • Strong analytic skills.
  • Candidates must have advanced knowledge of spreadsheet/analytical tools such as Argus and Microsoft Excel.
  • Ability to comprehend, analyze and interpret complex business documents including leases.
  • Excellent verbal, written and interpersonal communication skills.
  • Financial acumen
  • Strong communication skills

Education

  • Bachelor's degree in Real Estate - preferably in Real Estate or Finance, but not a requirement.
