About the job:


We're seeking a smart, reliable, and detail-oriented Property Administrator / Leasing Manager to fully own Crate's rental and retention engine. This is a dynamic, deal-driven, and hands-on role. You'll be the first point of contact for prospective tenants, drive deals through to close, and ensure smooth onboarding, billing, and compliance throughout the tenant lifecycle.


You'll work hand in hand with Crate's on-site Facility Manager, who handles:


  • Day-to-day facility upkeep and maintenance
  • Enforcement of on-site facility guidelines and tenant policies
  • Supervision of Crate's logistics service layer (forklift ops, fulfillment, etc.)

Together, you'll ensure that Crate runs smoothly, efficiently, and with a high level of user satisfaction.


Duties and Responsibilities:


  • Handle Inbound calls and emails, providing prompt and professional assistance.
  • Engage with new leads through outbound calls and emails, educating them on Crate's offerings and value.
  • Pre-qualify prospects to ensure a strong fit between their needs and Crate's solutions.
  • Provide detailed availability and pricing information, guiding prospects toward the best options.
  • Schedule and coordinate warehouse tours to showcase our facility.
  • Manage and optimize the CRM, ensuring an efficient, well-organized sales funnel.
  • Maintain regular communication with Crate management team, keeping them informed on lead status and sales pipeline health.
  • Collaborate with ownership to facilitate warehouse agreement renewals.
  • Rent roll oversight, billing, and accounts receivable
  • Lease renewals and compliance tracking
  • All administrative and customer-facing aspects of tenant operations

Qualifications:


  • Experienced in flex office, industrial leasing, or real estate operations (2-5 years preferred)
  • Comfortable managing CRM pipelines, rent rolls, and lease agreements
  • Capable of negotiating terms with small-to-medium-sized businesses
  • Operationally disciplined but flexible enough to handle creative deal structures
  • Familiar with compliance, insurance documentation, and tenant onboarding
  • Tech-savvy and organized-bonus points for familiarity with platforms like QuickBooks, Streak, or AppFolio
