Our client is seeking a Property Accountant to join their growing finance team. Ideal candidate will have a Bachelor degree in accounting along with 2+years working knowledge in real estate accounting. Candidate must have knowledge of accrual basis methods of accounting along with understanding of general ledger and sub-ledgers. Candidate must be comfortable in making general journal entries through the account reconciliation process.
Primary Responsibilities
Perform month end close duties including, but not limited to:
- Prepare accrual based journal entries as needed
- Review accounts payable for coding and reclassification; process correcting entries as needed
- Review accounts receivable and tenant ledgers monthly
- Manage deadlines and stay on schedule for all tasks
- Complete budget to actual comparison analysis monthly (income and expense)
- Complete all bank reconciliations (operating, investment, security deposit)
- Reconcile and analyze all balance sheet accounts on the trial balance with supporting schedules that identify the components of the balance
- Track construction costs for General Contractor and generate accurate monthly bills to property owners
- Track construction loan budgets and assist in completing draw requests as needed
- Complete a monthly reconciliation of accounts and Appfolio records
- Complete monthly management report packages for all assigned properties
- Coordinating drafts and changes between property and Finance
- Proof reading for grammatical accuracy
- Assemble reports and deliver in a timely manner to allow for review and final distribution
- Communicate directly with site staff and Property Manager in regards to accounting issues which need clarification.
Knowledge and Skill Requirements
- Bachelor's Degree in Accounting or related field required
- Strong communication skills, oral and written and ability to articulate issues/solutions
- Ability to prioritize tasks while working on numerous projects simultaneously
The Property Accountant is responsible for a portfolio of 30+ properties. The properties may utilize either the accrual basis or cash basis of accounting. The Property Accountant should have working knowledge of both to support the requirements.
