Job Title: Project Manager

General Purpose: This position is responsible for managing all aspects for multiple construction projects from start to finish, included but not limited to: Schedules, Quality, Job Cost, Safety and Scope. The Project Manager is client-facing and would be the direct contact between the highest ranking of ownership and onsite owner representatives.
Essential Duties and Responsibilities:
- Responsible for overall project delivery (cost, schedule, quality, information coordination, contract execution); managing project development from design to completion in accordance to owner objectives
- Manages all schedules, scope development, buyout, design and construction documents for all projects
- Writes the bid manual for the entire project scope and assigns specification sections when Wehr is the Construction Manager for the job
- Leads divisions on bids (contacting subcontractors, analyzing bids, etc.) and serves as bid captain when necessary
- Compiles and evaluates subcontractor quotes
- Responsible for various estimating and takeoff responsibilities as needed (coordinating with Estimating, including turning in of any historical data)
- Creates and manages initial Main Summary information in the tracking of job costs
- Proficient with Viewpoint Software programs including transferring of cost information from Main Summary into Viewpoint
- Produces and monitors project schedules
- Manages daily communication between Wehr field staff, subcontractors, owners and design teams
- Creates and distributes Owner/Architect/Contract (OAC) progress meeting minutes and agendas
- Chairs weekly/monthly job progress, pre-bid and OAC meetings, issues log design busts/discrepancies
- Reviews and tracks all submittals and shop drawings to the architect for review
- Writes and tracks Requests for Information (RFI's)
- Obtains pricing from contractors, creating and writing change orders to approve and interface upon approval and billing as needed per project in a timely fashion; to include: Price, Tracking, Submitting, Interfacing upon approval and Billing.
- Prepares and reviews monthly owner billings
- Reviews all job costs, labor projections and profitability on a monthly basis with the Chief Financial Officer
- Ensures all necessary AHJ (Authorities Having Jurisdiction) reviews are coordinated in addition to timely completing closeouts and final billing of the project
- Mentors the Assistant Project Managers and Field Engineers
- Travels to and from job sites
- May perform other duties and responsibilities as assigned by Management
Supervisory Responsibilities:
This position has supervisory responsibilities that typically range from six (6) to eight (8) staff, to potentially include Site Management, Superintendents, Foremen, Project Engineers, Estimating, and Project Assistants.
Education and/or Experience: This position requires a Bachelor's degree (B.A) from a four-year college or university
or; three (3) or more years related experience and/or training; or equivalent combination of education and experience preferred. A high school diploma or GED is required.
Language Skills: This position requires the ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and/or boards of directors.
Mathematical Skills: This position requires the ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: This position requires the ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Certifications: OSHA-30, Healthcare/Infectious Control Training and Certifications as needed.
Preferred Certifications: CMIT (Construction Manager in Training)
Encouraged Certifications: LEED Accredited Professional Training
License: This position requires a valid driver's license and the ability to drive from job site to job site.
Successful completion of one (1) Dale Carnegie Course within one (1) year in position.

Physical Demands: This position rarely requires, climbing or balancing, stooping, kneeling, crouching or crawling. This position sometimes requires sitting, standing and walking. This position frequently requires the use of hands to finger to handle or feel, reaching with hands and arms and talking/hearing.
This position frequently requires lifting up to 10 pounds and rarely requires the lifting up to 25 pounds.
Close vision, distance vision, peripheral vision, depth perception and the ability to adjust focus with eyes are all important components of this job.
Work Environment: This position rarely requires exposure to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, working with explosives, risk of radiation or vibration. This position sometimes requires working near moving mechanical parts work in high, precarious places when on the jobsite and working in outdoor weather conditions. The noise level is considered moderate when in the office (business office with computers and printers) to loud when on the jobsite.

Travel: This position will require travel of up to 60% of the time.
This position also requires the mastery of all skills listed as an Assistant Project Manager.
