General Overview:
The Project Manager plays a pivotal role in the development and coordination of all documentation, job scheduling, cost controlling, and client management of an assigned project. A Project Manager prepares, coordinates, and monitors the documentation required for the implementation, execution, and completion of a job, focusing on the budgeting, procurement and billings of a project. The Project Manager works closely with the assigned Superintendent, Senior Project Manager, if assigned, and Director to ensure that projects are completed successfully, safely, and efficiently, while maintaining high-quality standards. The Project Manager oversees assigned Assistant Project Managers and Project Engineers.
Description of Duties:
• Manage the client to understand what their objectives are and anticipate what information and services they want and need.
• Know, understand, and adhere to the prime contract.
• Responsible for all administrative tasks for the assigned project(s) job setup, all logs, submittals, shop drawings, RFIs, prime contract change orders, subcontract change orders.
• Manages overall relationship with the client and project architect.
• Manages overall billing process and procurement of payment from the client.
• Works with the Superintendent in evaluating the proper equipment needed for the project and assures company owned equipment is utilized as much as possible.
• Manages overall job cost of project and prepares a monthly report analyzing the projected job costs.
• Maintain an ongoing understanding of project plans and specifications by regularly reading and studying them, taking into consideration any submitted changes.
• Direct and lead project staff such as Project Engineers, Assistant Project Managers, and Project Superintendents in their respective job duties.
• Direct and monitor the buyout of the job including but not limited to subcontracts, purchase orders and company costs and expenses.
• Analyze the capabilities of subcontractors and suppliers as they begin and continue their work as it relates to quality and quantity of work.
• Direct and monitor the project submittal process.
• Manage and identify risk of the job, forecasting any risk points, and work closely with risk management team members and Senior Project Manager.
• Develops project staff responsibilities matrix in collaboration with the Superintendent and project team.
• Assist with the project schedule. Consult with the project Superintendent to maintain the project schedule.
• Provide monthly updates to the client or as directed within the guidelines of the prime contract.
• Coordinates with the Construction Services Manager as to upcoming jobsite labor needs, tools, and equipment.
• Manage the process of project change orders.
• Directs the process of the project closeout.
• Oversees and manages work produced by project team (i.e.: meeting minutes, daily reports, etc.)
• Prepares all materials and runs post handoff strategy meeting.
• Leads Work in Progress meetings.
• Attends and supports team with subcontractor meetings.
• Leads closeout meetings with team and client.
• Ensures pre-buyout/pre-scope meetings are completed.
• Protects operations by keeping proprietary information confidential.
• Supervise, train, mentor and evaluate assistant project managers, project engineers, and interns.
• Active role in mentorship and career pathing of team members.
• Reviews and approves timecards.
• Active participation and execution of Quiring's Safety Program to maintain a healthy and injury-free work environment.
• Participation in training and company meetings as appropriate to facilitate individual and company growth.
• Promote goodwill between Quiring and its suppliers/trade partners.
• Build and maintain exceptional client and team member relationships.
Requirements
Qualifications:
• Proven experience (generally five plus years) in an Assistant Project Manager or equivalent role.
• Ability to lead, create, and support team morale.
• Ability to strategize, problem solve and plan.
• Ability to identify and resolve complex issues.
• Intermediate computer skills in Microsoft Office Suite, Project Management Software (Vista, Autodesk or similar), scheduling software (Microsoft Project, Primavera, or similar), PDF editing software (Bluebeam or similar) and BIM Software (AutoCAD, Revit, Navisworks, or similar).
• Knowledge of construction methods, materials, and building codes.
• Excellent communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams.
• Strong organizational skills and the ability to prioritize tasks to meet deadlines.
• Ability to work with minimal supervision.
• Ability to work independently and manage multiple projects simultaneously.
Preferred Qualifications:
• Bachelor's Degree in Construction Management, Civil Engineering, Business or related field
• Managed scopes of work or entire projects estimated at $5m or higher
