BRIEF DESCRIPTION:
The Commercial Roofing Project Manager is a nationwide traveling role (on-site management) responsible for the day-to-day oversight of all assigned commercial roofing projects, including but not limited to subcontractor selection, materials procurement, scheduling, budgeting, safety, and quality control to ensure all aspects of the project are completed per manufacturer's specifications. The Commercial Roofing Project Manager is also responsible for working closely with property owners or their representatives throughout the process to ensure the highest level of customer satisfaction.
Base Salary Range is: $85,000 - $100,000
Commission OTE is: $45,000 - $105,000
Vehicle Allowance or Company Vehicle (subject to availability and company discretion)
Region: Supports the US, Nationwide, with approximately 75% travel and a boots-on-the-ground approach.
PRINCIPAL DUTIES & RESPONSIBILITIES:
- On-Site Field Management.
- Follow the scope and notify the Project Director of discrepancies.
- Ensure all work is contracted/subcontracted with complete documentation.
- Obtain building permits as required and follow all government guidelines for each permit and project.
- Adhere to all OSHA and Environmental regulations.
- Assist with change order amount when requested.
- Manage subcontractors to verify that they are supplying adequate resources to meet contract requirements.
- Secure project resources in the most cost-effective manner and ensure they are on-site at the appropriate time. Manage the budget as scoped during the estimating process. Changes must be approved.
- Ensure project work meets the highest standards of workmanship based on the manufacturer's guidelines.
- Directly supervise all on-site personnel on projects as required.
- Adheres to all company Best Practices.
- Provide the highest level of customer service at all times.
- All other duties or projects as assigned.
Office Management
- Execute proper subcontractor agreements per company guidelines.
- Ensure all subcontractors are working under a subcontract agreement, with no exceptions.
- Approve or reject invoices as appropriate, with proper communication with your Project Accountant.
- Develop and update project schedules.
- Update and provide schedules to the Project Director and Operations Manager.
- Representation on BluSky emergency response for any commercial roofing project.
Profitability Management
- Meet or exceed billing, revenue, and profit margin goals as defined by BluSky.
- Secure subcontractors to obtain fair pricing on jobs within two weeks of assignment of the job per Best Practices.
- Complete the buy-out worksheet and update it weekly as required.
- Track change orders and all extras on projects via signed change order forms and budget updates.
QUALIFICATIONS:
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
- 3-5 years of commercial roofing experience is preferred.
- 3+ years of project management experience is preferred.
- Computer skills in Word and Excel are required. Experience in Microsoft Schedule and Raken is a plus.
- Must be able to travel nationwide in response to both emergency and non-emergency situations as necessary.
- Ability to communicate effectively with clients and internal and external contacts throughout the project management process.
- Must be able to read and understand the manufacturer's specification guidelines.
