Bumgarner Asset Management, LLC, aka BAM Properties, one of Oklahoma s most innovative property management companies, is seeking an experienced Project/Construction Accountant in Tulsa, OK. The successful candidate for this role will manage multiple construction projects by performing project accounting to ensure timely and accurate information, compliance with contract terms as well as compliance with company accounting and administrative policies.
Minimum requirements include:
- Associate s degree in Accounting
- 3 years successful project and/or construction accounting experience
- Preferred
- 3 years successful experience with Yardi property management software
- Bachelor s degree
Skills needed:
- Diverse understanding of construction project accounting
- Data analytics, financial reporting, auditing, budgeting and forecasting
- Accounting software, Microsoft Office
- Analytical thinking with ability to anticipate and solve problems with sound judgment
- Strong project management and organizational skills to effectively manage multiple projects simultaneously
- Time management, setting priorities daily, planning for long term projects
- Relationship building, team work, idea sharing, customer oriented attitude
- Self-motivated with a strong desire to perform at a high level

How You Will Be Successful:
- Perform project setup to include entry of project estimates, rate tables, schedule of values, productivity worksheets and purchasing summaries
- Collaborate with Special Projects Manager; assist with preparation and coordination of project review meetings, final project closeout
- Monitor, reconcile, and properly project scope changes according to established company policies/processes
- Prepare draw packages
- Confirm fully executed Owner contract and Guaranteed Maximum Price; create, process and submit monthly Owner pay application; accountable to track and work with the project team to ensure monthly Owner pay applications are posted timely, including sub jobs; prepare quote billings for work performed outside of the contract
- Obtain and review subcontractor re-imburseable labor rate worksheets; coordinate subcontractor and supplier lien waivers; request/review subcontractor schedule values breakdown & sub-tier subcontractors and suppliers
- Create Potential Change Item logs; create Change Orders and ensure prior approvals are in place; update job information
- Verify subcontractors/suppliers have final billed their contract; reconcile project contract value; release retainage to subcontractors; closeout pending PCIs and sub jobs; verify and log substantial & final completion certificates
- Ensure COIs are within BAM limits and up-to-date for all vendors and subcontractors; ensure job insurance/construction builders insurance is in place, if applicable
- Review all invoices for appropriate documentation and approval prior to payment
- Continually review processes for increased efficiencies
- Assist with other projects as needed; provide secondary support of other operations
