We are seeking an experienced Preconstruction Manager to oversee early-stage project planning and budget development for a growing firm specializing in large-scale residential renovations. This role requires a hands-on leader who thrives in a collaborative, deadline-driven environment.

Our client, a nationally recognized general contractor specializing in affordable housing renovations is seeking a Preconstruction Manager to lead the preconstruction department in their affordable housing renovation sector.

Key Responsibilities

  • Lead and mentor a team of preconstruction professionals to achieve department goals and maintain high performance
  • Serve as a key liaison between internal teams and clients to ensure alignment on project goals and expectations
  • Drive continuous process improvement by refining estimating workflows and implementing best practices
  • Oversee the full scope of preconstruction activities from intake through turnover to operations
  • Evaluate project feasibility, conduct due diligence, and lead cost estimating through initial, bid, and final pricing phases
  • Ensure all deliverables meet quality, accuracy, and efficiency standards
  • Create and manage detailed preconstruction schedules, coordinating closely with design and operations teams
  • Build and maintain strong relationships with internal stakeholders, vendors, and client representatives
  • Prepare regular reporting on project budgets, timelines, and department performance for leadership
  • Foster a positive, high-performing team culture with a focus on growth and accountability

Additional Responsibilities

  • Partner with company leadership to gather project requirements and client objectives
  • Conduct risk assessments and identify challenges early in the planning process
  • Coordinate permitting timelines and compliance with relevant regulations
  • Guide estimation teams to develop reliable budgets based on specifications and scope
  • Review subcontractor and supplier bids for accuracy and value
  • Communicate proactively with clients regarding budgets, milestones, and any changes
  • Ensure a seamless transition of preconstruction documents to construction execution teams

Qualifications

  • Proven track record in preconstruction management, particularly within multi-unit or renovation-focused construction
  • Strong conceptual estimating skills and the ability to lead cross-functional teams
  • Effective communicator with excellent relationship-building skills
  • Highly organized with strong attention to detail
  • Bachelor's degree in construction management, engineering, or related field preferred
  • Known for a collaborative leadership style and a solution-focused mindset
