The Park Manager s job is to ensure all phases of the property operate smoothly and efficiently by planning and implementing procedures according to Company standards on a daily basis. This involves managing financial matters, handling resident relations including new resident approvals, enforcing Whisperwood s Rules and Regulations and Prospectus, legal compliance, and overseeing maintenance. Essentially, a property manager is responsible for ensuring the community operates in such a manner that the Park retains its image as a quality manufactured home park.

Key Responsibilities:

Oversees the daily operation of the property and monitors the work completed by staff
Meets with Managing Partner on a regular basis
Resident Services including compliance and complaints
Lot Rent Increase and other increase notices
Accounts Payable: review and authorize payments
Payroll: process time cards, vacation & sick time; update pr files, track non-citizen credentials for compliance, employee relations
Accounts Receivable: review deposits, delinquent accounts & reports as needed for collections, late notices, attorney collections
Maintenance: Coordinate with Field Superintendent, Resident & Common Area Work Orders review and follow up
Legal: Notices & compliance
Sales Tax
General Office: oversee front desk, phones, filing, supplies
Month End Rent Reconciliations & reports
Inventory: for repairs & crew equipment
Update QuickBooks, Rent Roll & Address
New Resident Approval Work with Sales Agents, Market rents, Create New Home Owners files & update all records (rent roll, address, computer files, QuickBooks & hard copy files)
Deposit: review and follow up
Coordinate Management Activities & MAC Committee
Storage Area: all rentals, records, agreements, etc
WRA: Attend all BOD Management Meetings - meets quarterly
