Operations Manager - Retail Property Management-Mall
Washington DC Metro area (Must reside within 30 minutes of the property)

Are you a hands-on leader who thrives on solving complex challenges and ensuring a property runs like a well-oiled machine? We're looking for an Operations Manager who lives close to the property and is ready to be the primary point person for all operations and problem-solving on-site.
This role is ideal for someone who wants to make a daily impact - from leading maintenance teams to coordinating construction, ensuring safety, and delivering a consistently excellent customer experience.
What You'll Do
- Lead the day-to-day physical operations of the property to deliver a safe, clean, and inviting experience for guests and tenants.
- Own all facilities-related issues - if it's happening on-site, it's your responsibility to address and resolve it.
- Oversee all physical assets and ensure they are maintained efficiently, safely, and to brand standards.
- Plan and manage multi-year capital and operating budgets alongside the General Manager.
- Drive cost-efficiency through proactive vendor management and preventative maintenance programs.
- Coordinate construction projects and work closely with tenant contractors to ensure compliance, safety, and timely delivery.
- Implement sustainability efforts, optimize utility consumption, and support building control system efficiency (lighting, HVAC, EMS, irrigation, fire/life safety).
- Serve as the property's emergency response leader during crisis situations such as natural disasters.
- Foster relationships with tenants, local officials, first responders, and community organizations.
- Mentor and manage on-site operations staff while ensuring adherence to company policies.
What You Bring
- Must live within 30 minutes of the property - your rapid response and presence on-site is critical.
- 2+ years of operations leadership experience in retail, commercial, or shopping center environments.
- 3+ years of facilities management or construction oversight preferred.
- Strong knowledge of commercial building systems (HVAC, electrical, plumbing).
- Ability to interpret blueprints, CAD drawings, and technical schematics.
- Proven ability to lead, coach, and develop teams.
- Excellent problem-solving and communication skills.
- Comfortable managing multiple projects and priorities simultaneously.
- Proficiency in Microsoft Office, Teams, and modern facilities technologies (BAS/BMS, EMS).
- Industry certifications and hands-on maintenance experience (HVAC, plumbing, carpentry, etc.) are a plus.
