Residential Operations Director

Location: Eielson AFB, Alaska

Job Summary:

As the Residential Operations Director, you will lead installation-level property management employees and oversee the daily operations of a multi-family property management portfolio. This role is essential to ensuring the long-term health and financial performance of all installation assets while fostering a collaborative, efficient, and customer-focused environment. You will work closely with team members, stakeholders, and senior leadership to align operations with company objectives and deliver exceptional results.

Key Responsibilities:
  • Oversee all aspects of property operations, including maintenance, leasing, and resident management.
  • Lead, mentor, and manage installation property teams to ensure alignment with company goals and objectives.
  • Supervise staff hiring, performance reviews, and team development, including subordinate supervisors.
  • Build and maintain strong relationships with military partners, residents, vendors, and local stakeholders.
  • Manage vendor sourcing, Requests for Proposals (RFPs), and ensure accountability to Property Management Service Agreements (PMSAs).
  • Support physical asset maintenance through strategic planning for repairs and preventive maintenance.
  • Drive operational consistency across installations and collaborate with senior leadership on best practices and initiatives.
  • Ensure compliance with deliverables and standards through partnerships with military and local stakeholders.
  • Develop and manage the installation's annual operating budget, including financial tracking, variance analysis, and planning.
  • Oversee monthly operating statements, performance incentive fees, and contribute to consolidated budget development.
Qualifications:
  • Bachelor's degree in Real Estate or a related field, or relevant industry credentials.
  • 5+ years of experience managing a multi-site property management portfolio (conventional or military), with increasing responsibility.
  • 3+ years of supervisory experience leading high-performing teams in property management or hospitality.
