Onsite Manager Job Description

The position of Onsite Manager is a full-time role (32 to 40 hours/week), and the person in this position will be an employee of Real Property Management. This description does not preclude the Onsite Manager from assisting with other part-time responsibilities as needed by the company.

Skills and Knowledge

The Onsite Manager should possess strong organizational abilities and a foundational understanding of single-family property operations and tenant relations.

They will develop a working knowledge of operational and reporting requirements from Real Property Management and relevant regulatory agencies.

Strong supervisory and interpersonal communication skills are essential, as the Onsite Manager may be required to support and guide onsite administrative or maintenance staff.

Qualifications
  • Minimum of 3 years of property management or team leadership experience
  • Strong attention to detail and follow-through
  • Experience with Appfolio
Primary Responsibilities
  • Oversee daily property operations, acting as the primary point of contact for tenants, vendors, and maintenance staff
  • Assist with and monitor the execution of the property's Annual Operating Budget, including expenses, reserves, and forecasting
  • Collaborate regularly with the Executive Director or regional leadership to ensure alignment with company policies and property performance goals
  • Monitor compliance with all applicable regulatory requirements and ensure all reporting obligations are met
  • Address tenant concerns, lease renewals, move-ins/move-outs, and general community relations
  • Inspect property grounds and units periodically, creating and following through on maintenance or repair needs
  • Coordinate with the maintenance team to ensure preventive maintenance schedules and warranty compliance are maintained
  • Notify leadership of any unplanned expenses or budget overruns, and make recommendations as needed
