60 Guilders, LLC ("60G") is a New York City-based real estate investment and management firm founded in 2013 by Kevin Chisholm. The firm specializes in identifying, acquiring, and repositioning value-add office and multifamily properties through a combination of rigorous fundamental research and an entrepreneurial investment approach. Partnering with institutional capital, 60G is fully vertically integrated across seven key business lines: Acquisitions, Asset Management, Property Management, Construction Management, Design & Marketing, Leasing & Sales, and Finance & Accounting.
We are looking for a highly skilled and experienced On-Site Assistant Community Manager to join our dynamic team. They will be responsible for supporting development and operation activities at 60G for a multi-family residential property with possible office and/or retail space, alongside the Community Manager and Vice President of Property Management. You will work closely with our development, operations and construction teams, assisting in day-to-day operations, special projects and the coordination and implementation of capital improvement projects when needed.
The successful individual will have a strong desire to create extraordinary experiences in offices, home and community while exceeding customer and resident satisfaction.
Responsibilities include, but not limited to
- Schedule and conduct property showings, ensuring potential tenants have a positive experience
- Manage application and screening process for prospective tenants, including credit and background checks
- Track the entire lease lifecycle, from initial negotiations to lease renewal or termination
- Ensure new lease documents, renewals and transfers are completed accurately, signed, and filed in compliance with legal and company standards
- Coordinate tenant move-ins and move-outs, ensuring smooth transitions and minimal vacancy periods
- Report leasing activity summaries to Leasing Manager
- Track upcoming lease expirations and develop strategies to ensure high renewal rates
- Analyze market conditions and track availability in comparable buildings
- Develop and execute targeted marketing strategies to attract new tenants, including digital campaigns, local advertising, and outreach events
- Assist in creating and maintain attractive, up-to-date property listings across various online platforms and social media channels
- Analyze market conditions and track availability in comparable buildings
- Assist in organizing and hosting open houses or leasing events to generate interest in available units
- Assist in managing onsite staff of maintenance professionals
- Assist in the overall financial and operational performance of the property
- Establish and maintain positive customer service relationships with all constituents, residents, vendors, etc.
- Assist in achieving the highest possible net operating income through the implementation of effective cost control and revenue improvement programs
- Assist in monitoring project budgets by tracking expenses, reviewing invoices and assigning POs
- Assist in analyzing and evaluate monthly and/or quarterly financial statements
- Write clear and concise reports to support the team
- Collaborate with internal teams and external stakeholders to facilitate effective communication
- Communicate effectively with construction team and asset management regarding property business plan and objectives
- Coordinate projects with team members in leasing, accounting, maintenance, and construction
- Assist in unit inspections and scheduling unit make ready for leasing
- Ensure all customer work orders and concerns are handled promptly and appropriately
- Assist in the implementation of resident retention programs, when applicable
- Enforce terms of rental agreements and work with accounting for collections for overdue accounts, when needed
- Be familiar and assist in processing DHCR items (payments and yearly registration)
- Be familiar with tenant landlord legal process, property law, rent demands and eviction process
- Appear in legal hearing in the absence of the community manager
- Process rents, send rent statements and follow up with delinquent accounts
- Clear building or unit violations
- Ensure buildings meet all compliance requirements (Local Laws, building registrations, safety mailings, etc.)
- Ensure properties are in safe and clean conditions by performing weekly site visits to identify potential issues, and ensure compliance with safety and quality standards
- Be available for after-hour emergencies as necessary
- Troubleshooting issues as they arise
- Assist at other properties or main office as needed
- Perform other duties as assigned
Qualifications & Requirements
- Bachelor's degree in business administration, real estate or a related field
- Effective communication and interpersonal skills, with the ability to collaborate effectively in a team environment or solo
- Meticulous with excellent organizational and time management skills
- Basic understanding of building operations and terminology
- Strong attention to detail and accuracy
- Must meet deadlines
- Ability to multitask, prioritize responsibilities, and work in a fast-paced, entrepreneurial environment
- Proficiency in Microsoft programs (Word, Excel, etc.), comprehensive knowledge of industry software systems. Yardi Voyager is a must, RentCafe, On-Site, Click Pay and BuildingLink
- 2+ years of residential leasing and/or property management experience
Position & Benefits
- At-will employment with 90-day probation period
- Position Available for immediate start
- Full-time in office/sites, Tuesday-Saturday (alternate schedule for open houses and vacation coverage)
