Overview

The top priority of the Commercial Maintenance Technician is to ensure the ongoing care and upkeep of Angelo Tower, its surrounding property, and associated commercial suites in the downtown area. This position requires responsiveness, efficiency, and a strong commitment to customer service for our tenants and residents.


Core Responsibilities

Work Orders & Maintenance

  • Respond promptly to work orders and requests from tenants, the Executive office, and ownership.
  • Perform maintenance and repairs in the following areas: appliances, electrical, plumbing, HVAC, painting, wall repair, carpentry, flooring, landscaping, and general upkeep.

Preventative Maintenance

  • Conduct regular inspections (interior/exterior) of Angelo Tower and downtown commercial properties.
  • Maintain and service building systems: elevators, generators, fire systems, parking garage gates, etc.

Tenant Turnovers

  • Complete apartment turnovers following the company's quality standards and maintenance schedule.
  • Prepare vacant suites for new tenants.

Vendor Coordination

  • Schedule, coordinate, and communicate with vendors.
  • Maintain vendor lists and meet with vendors onsite as needed.

Property Appearance

  • Maintain curb appeal, cleanliness, and orderliness of the property and community spaces.
  • Regularly patrol and inspect the grounds.

Organizational Duties

  • Keep workspaces, shops, and storage areas organized and stocked.
  • Ensure tools and materials are easily located and accessible.

Communication & Reporting

  • Provide regular updates to your supervisor.
  • Collaborate with the property management team and communicate effectively with coworkers.

Additional Duties

  • Participate in property PM and capital needs assessments.
  • Assist with special projects and support other buildings (e.g., Riverview Tower, Heritage Place Condos).
  • Adhere to the Company's Accident Prevention Program.
  • Complete training modules through the Company's learning management system.
  • Occasionally lift/move heavy objects (e.g., appliances, furniture).


Requirements

  • Self-motivated and capable of working independently.
  • Strong problem-solving and communication skills.
  • Ability to self-assign tasks and follow through with minimal supervision.
  • Availability to respond to property needs and emergencies as required.
  • After-hours response as part of the maintenance on-call schedule rotation.


Compensation details: 26-30 Hourly Wage
