Job Summary:
The Maintenance Technician will independently perform a wide variety of general maintenance repairs relating to an assigned portfolio of commercial properties and complete appropriate documentation in a timely manner.
Responsibilities also include an emphasis on the operations, maintenance, repairs, and updates of the Building HVAC system.
The selected candidate will represent the company in a professional manner to customers, vendors, and the general public. Must be a team player with good communication and organization skills and work with co-workers for the good of the company.
Work Performed:
Monitor the building HVAC system to make sure the systems are optimally starting to reach tenant comfort level by programmed start time, including monitoring water chemical treatment programs for cooling towers and logging readings.
Make schedule and program changes to the various functional systems to provide the most effective and efficient building environment.
Identify ways to make enhancements to existing systems.
Maintain routine contact with system manufacturing representatives regarding any firmware upgrades or equipment modifications.
Monitor and maintain budgets with constant communication with the Senior Property Manager.
Responsible for ordering and maintaining proper stock for repairs while following budget guidelines.
Be responsible for all record keeping and equipment logs on a routine basis.
Assist in coordination of all life safety systems inspections, service and/or repairs.
Investigate and monitor repeat customer-related calls and report them to the property manager.
Follow and update planned maintenance based on the manufacturer recommendation on all systems.
Promote the conservation of energy through proper maintenance of equipment, energy management programs and special lighting programs. Establish methods of tracking energy consumption.
Organize, maintain, and ensure that all maintenance shop, storage, mechanical and electrical areas are well maintained, tools/equipment are in place and well organized, and that the general condition of the areas mentioned are neat and clean. Tool inventory must be maintained, and all tools must be accounted for on a routine basis.
Perform routine building inspections according to company policy.
Perform minor repairs to plumbing, HVAC system, roof, windows and/or doorways.
Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction.
Become proficient with the ServiceLink on-line service request system including hand-held application.
Assist with inclement/severe weather preparedness and response.
Handle other duties as may be assigned from time to time by the Maintenance Manager.

Pay: $26-30/hour based on experience
M-F schedule but must be available to work some weekends and be on call as needed.
