JOB SUMMARY
This position exists to provide maintenance support for both the Luther Towers/Luther Village apartments, common areas, campus grounds, and company vehicles. The maintenance technician performs minor repairs and/or replaces plumbing fixtures such as toilets, refrigerators, and sinks; performs minor electrical repairs to include repair/replace of wall sockets, replace fuses; and troubleshoots electrically powered appliances such as ceiling lights, packaged terminal air conditioning units, washing machines and dryers, and ranges. The position also exists for the purpose of inspecting apartments for systems functionality, painting apartments and common areas, performing drywall repair, and ensuring that outside grounds are void of safety hazards and litter, present a pleasing appearance, and perform snow removal as required. The position is classified as non-exempt from FLSA overtime requirements and reports directly to the Director of Maintenance.
PRINCIPAL ACCOUNTABILITIES:
- Inspects buildings and apartments to determine systems functionality, troubleshoot malfunctions, and make needed repairs and/or coordinate replacement.
- Performs preventative maintenance to include, but not limited to, PTAC units, filter replacement, and fire suppression testing.
- Performs minor electrical maintenance using appropriate hand, power, and specialty tools to include, but not limited to, replacement or repair of fixtures; i.e., wall switches and outlets, incandescent and fluorescent bulbs and tubes, and ballast sockets.
- Performs minor painting, carpentry and masonry work to include, but not limited to the following:
- Drywall repair to include application of spackle to fill in holes;
- Preparation for and actual painting of walls, doors, and various other surfaces; and
- Replacement of locking mechanisms for apartments, facility offices, outdoor storage, and various other secure locations.
- Performs minor repairs to or replacement of various plumbing fixtures, to include but not limited to the following:
- Unclogging, parts replacement, or fixture replacement of toilets;
- Unclogging sinks and bathtubs;
- Performing minor repair of various faucet leaks; and
- Replacement of washer drainage hoses.
- Performs minor appliance repair of refrigerators, ranges, washers, dryers, hot water tanks, and PTAC units; when repairs exceed qualification, makes recommendation to Maintenance Director for outsourcing of repair. Installs all appliances as required.
- Prioritizes maintenance requests as emergent, urgent and routine according to organizationally established timelines. Documents all maintenance work orders within the established database; documentation will include the work done and the time expended.
- Orders parts for repairs within the cost parameters established by the Maintenance Director.
- Employs the use the personal protective equipment (PPE) in accordance with OSHA standards as directed by leadership.
10. Performs grounds keeping duties to include removing litter from all properties, sweeping, and rinsing paved areas. Conducts snow removal duties to include shoveling, blowing or plowing now from established walkways and driveways, and applying rock salt or other chemical equivalents to melt snow/ice.
11. Perform cleaning functions as required.
12. Performs other duties as assigned and aligned with the position.
KNOWLEDGE, SKILLS AND ABILITIES:
1. Strong mechanical acumen.
2. Basic knowledge of electrical and plumbing systems.
3. The ability to perform basic construction, masonry, and painting projects.
4. Possess the skill in the use of power tools to repair various appliances, complete construction projects, and install equipment.
5. Knowledge and application of OSHA safety standards as such relates to the position to include personal protective equipment, HAZMAT, and MSDS.
6. Ability to read and understand procedures and directions.
- Ability to troubleshoot various issues by determining causes of operating errors and deciding what to do about it.
- The ability to engage the use of critical thinking - using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
- Ability to make proper equipment selection-determining the kind of tools and equipment needed to do a job .
EDUCATION AND EXPERIENCE:
2 years of experience performing commercial facility maintenance.
Previous experience performing basic plumbing, electrical, and construction projects.
Previous experience conducting housing/apartment systems functions.
Previously demonstrated problem solving/troubleshooting skills to include identifying the issue, determining the best course of action, and determining whether repair or replacement is warranted.
Strong and effective customer service skills.

PHYSICAL REQUIREMENTS:
Very heavy work: Exerting up to 100 pounds of force occasionally and/or in excess of 50 pounds of force constantly to move objects. Required to lift, carry, push, pull or otherwise move objects.
Kneeling: Bending legs at knee to come to a rest on knee or knees.
Crouching: Bending the body downward and forward by bending leg and spine.
Crawling: Moving about on hands and knees or hands and feet.
Reaching: Extending hand(s) and arm(s) in any direction.

Talking: Expressing or exchanging ideas by means of the spoken word or sign language. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
Hearing: Must perceive the nature of sounds at normal speaking levels for purpose of safety; ability to receive detailed information through oral communications, and make fine discriminations in sound.
The incumbent for this position is required to have close visual acuity to perform an activity such as: operating power tools, conducting apartment inspections, performing tasks such as carpentry, plumbing, and electrical work.
This position requires that the incumbent be exposed to inside and outside environmental conditions; may be subject to extreme heat and cold; may be subject to hazards such as proximity to moving mechanical parts, moving vehicles, electrical current, and exposure to various chemicals.
