The Maintenance/Lead troubleshoots, repairs, maintains equipment as assigned, and assumes day-to-day coordination of specific agreements or projects as assigned to ensure contractual commitments are met in a timely, cost effective manner. The main responsibilities of this position are as follows; Provide assistance to assemble, test and maintain company equipment, to include vacuums, small gas motors, floor scrubbers, carpet cleaners, and various other small equipment. Analyze root causes of equipment failures and propose corrective actions. If unable to repair equipment, notify the operations manager and get approval to outsource the repair. Perform regular inspections to identify and correct equipment malfunctions, repairs and replacements. Read and understand technical manuals for equipment operations and maintenances. Adhere to company policies and safety regulations. Develop preventive maintenance procedures to avoid equipment failures. Maintain the facility a clean, safe and organized work area. Clean, lubricate and replace filters on equipment. Provide assistance and job trainings to workers when needed. Maintain documentation of equipment maintenance and repair procedures for future reference procedures. Maintain inventory control of equipment tools and parts. Propose improvements to enhance equipment performance and reliability. Develop cost reduction initiatives by effective utilization of materials and resources. Be able to fill in on custodial runs or projects as assigned/needed
