The Maintenance Manager is responsible for all the maintenance of the hotel including day to day operations, the planning of future maintenance projects, and the management of the Maintenance Team. This position troubleshoots problems with the physical plant of the hotel ensuring a safe and comfortable environment for our guests and employees to ensure employee and guest safety, efficient hotel operations, while maintaining sanitation and cleanliness standards. This position may provide guest transportation as requested.

ESSENTIAL DUTIES & RESPONSIBILITIES: All duties and responsibilities of this position are to be performed with exceptional caring and genuine guest service upholding the Oxford Collection of hotels standards and culture at all times.

Maintenance Management (35%): Manage, lead select, train, evaluate, counsel and discipline maintenance staff in accordance with company policy. Maintain employee records concerning attendance, punctuality and performance. Determine the labor needs and adjust staffing levels; prepare daily checklist for maintenance. Hold regular staff meetings to communicate information and update and listen to staff concerns or comments. Provide guidance and motivation to maintenance staff. Drive company van.

Perform all tasks in compliance with federal, state, local, food safety and sanitation requirements and Oxford Collection of hotels safety standards and security procedures. Be knowledgeable about and able to respond to emergency situations. Report any maintenance repairs needed immediately to their supervisor or General Manager.

Maintenance Operations (35%): Perform and direct operations for the exterior and interior of the facilities including electrical, refrigeration, plumbing, heating & cooling, structural and other maintenance work to maintain the property in an optimum and efficient condition. Work with the GM to develop, plan, budget, implement and follow through on program and procedures. Ensure that all distribution systems for electricity, water, gas and other systems are maintained as appropriate. Prepare for daily maintenance of trash removal, pool & spa maintenance, grounds, key control, kitchen cleaning, security rounds, room availability and reader board message updates to be completed. Schedule all work to be done at a minimum of inconvenience to guests. Perform all tasks in compliance with federal, state, local, and sanitation requirements and Oxford Collection of hotels safety standards and security procedures. Be knowledgeable about and able to respond to emergency situations.

Safety & Preventative Maintenance (20%): Conduct continuous inspections of the building, grounds, and public areas to ensure compliance with OSHA, fire & safety laws, and company standards and regulations correcting any potential safety hazards or cleanliness issues. Possess complete knowledge and keep current on the emergency procedures for the property. Manage and oversee preventative maintenance programs for guest rooms, public areas, hotel-equipment and carpet care. Maintain organized work areas and equipment in alignment with sanitation and cleanliness standards whiling ensuring equipment operating logs are up to date.

Other (10%): Communicate effectively with all hotel staff to ensure smooth delivery of services. Stay in touch with the Front Desk regarding guest needs that arise during the shift. Conduct inventory, order and regulate hotel supplies. Schedule all work to be done at a minimum of inconvenience to guests. Provide transportation to guests as needed. Other duties as assigned.

EDUCATION & EXPERIENCE
  • High School Diploma or GED Required
  • 2+ Years Management Experience
  • 3+ Years of Progressive Experience in a Hotel
  • Experience / Training in: Commercial Refrigeration, Boilers, Plumbing, Air Conditioning, Building Construction, Carpentry, Fire Systems, Sewer and Water, Boilers, Electrical Breakers, Janitorial Services, Energy Conservation, Environmental, Hazardous Waste, Hygiene and Sanitation
  • Maintenance and repairs of all infrastructures of hotel systems

JOB REQUIREMENTS
  • Valid Drivers License Required
  • Proof of eligibility to work in the United States
  • Reliable transportation to and from work
  • Ability to work a flexible schedule including evening, weekends and holidays
  • Reliable and consistent attendance

PHYSICAL REQUIREMENTS
  • Must be able to perform simple grasping, fine manipulation, and repetitive hand and arm movements frequently
  • Must be able to bend, squat, crawl, kneel, push, pull, climb and walk on uneven surfaces on a frequent basis
  • Must be able to walk, climb ladders and work outside in a variety of weather conditions (rain, wind, snow, heat)
  • Must be able to climb stairs both inside and outside and frequently lift 50 lbs. and often exert up to 20 pounds of force to push, pull, carry, lift or otherwise move objects.
