Positions: Multifamily Maintenance Coordinator (Full-time)
Client: U.S.-Based Property Management Company
Working Hours: Monday - Friday, 8:00 am to 4:30 pm PST with a 30-minute meal break.
(11:00 pm to 7:30 am Philippine Standard Time)
Salary: Up to 1,400 USD/month (based on experience)

About the Company:
A privately held real estate investment company engaged in the acquisition, development, leasing, and management of multi-family, retail, and commercial real estate.
The Multifamily Maintenance Coordinator will manage administrative tasks and coordinate maintenance orders with tenants. The role will involve 50% maintenance coordination and 50% administrative assistance.
Responsibilities:
- Coordinate and prioritize all maintenance requests
- Assign work orders to maintenance staff and/or vendors
- Ensure that all work is completed in a timely manner and that no work orders are missed
- Create a daily work schedule for maintenance employees
- Coordinate and monitor preventive maintenance schedules for the assigned properties
- Contact contractors and vendors to perform work or get bids
- Notify management of all maintenance concerns
- Assist Managers in creating property work orders and tenant work orders as needed
- Assist in monitoring security cameras and setting up and using Magic Viewer
- Assist with daily admin tasks as provided by the management
- Respond to all inquiries from tenants and maintenance technicians regarding work orders
- Assist in ordering materials and parts for maintenance and repair works
Requirements:
- At least two years of experience in commercial or residential property management with a focus on maintenance coordination
- With Experience handling in-house maintenance technicians.
- Strong understanding of fundamental maintenance procedures.
- Completely proficient with AppFolio (minimum of 1 year experience)
- Must be able to manage the entire work order process in Appfolio and effectively utilize the program to input, follow up on, and close out work orders
- Must be able to showcase knowledge of technical skills in AppFolio and clearly explain how they use the functions to manage the work order process
- Strong verbal and written communication skills
- Ability to organize, prioritize, and track work orders
- Proficient in Microsoft Suite (minimum of one year of experience)
