Position Title: Lead Maintenance Technician

Reports To: Operations Manager


Position Summary:

The Lead Maintenance Technician is responsible for performing semi-skilled and skilled maintenance tasks in the repair, installation, and upkeep of electrical, plumbing, HVAC, irrigation systems, and equipment. This role also includes general carpentry, minor construction and renovation work, and supervising maintenance personnel when assigned. The Lead Maintenance Technician ensures the entire campus and scattered site properties are properly maintained, addressing both routine and emergency repairs.


Responsibilities:

Facility and Equipment Maintenance

Conduct daily inspections to ensure all buildings, grounds, and facilities are in optimal condition.

Respond promptly to work orders and perform minor repairs to facility assets, including apartments and non-congregate rooms.

Update maintenance records in property management systems.

Inspect facilities for building maintenance needs and safety concerns and submit cost estimates to the Operations Manager.

Systems Installation, Repair, and Troubleshooting

Clean, service, repair, and replace HVAC and refrigeration systems and irrigation equipment.

Install, maintain, and repair electrical systems, including outlets, switches, breakers, circuits, and lighting.

Address plumbing system issues, including water heaters, fixtures, water lines, valves, and drains.

Vendor and Emergency Coordination

Schedule and coordinate repairs with outside vendors (HVAC, plumbing, electrical, etc.) as needed.

Provide weekend emergency repair coverage when required.

Supervisory and Setup Duties

Supervise apartment preparation for incoming families, including cleaning, painting, furniture placement, and repairs.

Oversee maintenance staff or contractors as needed, ensuring timely task completion.

Preventive Maintenance and Record-Keeping

Monitor and coordinate service contracts for janitorial, pest control, and HVAC services.

Maintain accurate records on preventive maintenance and inventory supplies for ordering.

Conduct inspections and assist with mechanical system reviews (quarterly, bi-annual, and annual).

General Maintenance Support

Paint, strip, and seal floors; replace light bulbs and air filters.

Move furniture and other heavy items as requested.

Collect donations and keep the warehouse, shop, and storage areas organized.

Assist with special events by loading/unloading supplies and setting up as needed.

Additional Responsibilities

Work outside of regular hours, including nights, weekends, and holidays, as required.

Perform other duties as assigned by leadership.


Qualifications:

Ability to lift up to 50 pounds.

Strong multitasking and critical thinking skills.

Valid driver's license and reliable transportation.

Supervisor experience preferred.

3-5 years of related field experience.


Position Details:

Location: Columbia, SC

Salary Range: $48,000-$62,000, commensurate with experience, certification, and education.

Hiring Range: $48,000 - $58,000 commensurate with experience, certification, and education.

Schedule: 40 hours per week, including evenings and occasional weekends.

Employment Type: Full-time, salaried.
